Job Description:

As a Property Manager at Pepper Pike Capital, you will play a vital role in overseeing the day-to-day operations and maintenance of our properties. You will be responsible for ensuring that our properties are well-maintained, financially sound, and compliant with all relevant regulations. Your primary duties and responsibilities will include:

  • Property Maintenance:

  • Conducting regular inspections of properties to identify maintenance issues and ensure that they are promptly addressed.

  • Coordinating repairs and maintenance tasks with contractors, vendors, and in-house maintenance staff.

  • Developing and implementing preventative maintenance programs to prolong the lifespan of property assets.

  • Tenant Relations:

  • Serving as the main point of contact for tenants, addressing their inquiries, concerns, and maintenance requests in a timely and professional manner.

  • Conducting move-in and move-out inspections, documenting property conditions, and handling security deposit refunds.

  • Enforcing lease agreements and property rules, including rent collection and lease renewals.

  • Financial Management:

  • Managing property budgets, expenses, and vendor contracts to ensure optimal financial performance.

  • Collecting rent payments, pursuing delinquent accounts, and coordinating evictions when necessary.

  • Preparing financial reports, including profit and loss statements, budget variance analyses, and capital improvement projections.

  • Compliance and Legal Matters:

  • Ensuring compliance with local, state, and federal housing laws, fair housing regulations, and building codes.

  • Maintaining accurate records of property-related documents, including leases, permits, and inspection reports.

  • Addressing any legal issues or disputes related to property ownership, leasing agreements, or tenant grievances.

  • Marketing and Leasing:

  • Marketing available properties to attract prospective tenants through various channels, including online listings, signage, and outreach efforts.

  • Conducting property showings, screening prospective tenants, and facilitating the leasing process from application to move-in.

  • Implementing strategies to maximize occupancy rates and minimize vacancies.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate Management, or related field (preferred).

  • Previous experience in property management or real estate industry (required).

  • Strong knowledge of property management principles, practices, and regulations.

  • Excellent communication, negotiation, and customer service skills.

  • Proficiency in property management software and Microsoft Office Suite.

  • Attention to detail, organization, and problem-solving abilities.

  • Ability to work independently, prioritize tasks, and handle multiple responsibilities simultaneously.

  • Valid driver's license and reliable transportation.
