CommonBond Communities is excited to announce the search for a full-time Property Manager at our Trail Pointe Ridge (Eden Prairie, MN) and The Willows (Shakopee, MN) properties.

  • Trail Pointe Ridge will be a 58 unit building that will have an elevator and a mixture of 1, 2 and 3 bedrooms.

  • The Willows will be a 60 unit building that will have an elevator and a mixture of studio 1, 2 and 3 bedrooms.

The Property Manager is responsible for managing the daily operations of the site in order to provide a fiscally sound, well-maintained and socially healthy apartment community. The Property Manager also provides leadership and guidance to the staff.

ESSENTIAL JOB FUNCTIONS AND ASSOCIATED TASKS

Compliance

  • Ensures compliance with state, federal and local laws.

  • Complies with all city requirements and submit monthly reporting.

  • Stays abreast of any changes in fair housing.

Leadership

  • Develops and maintains effective, professional relationship with residents, the community and owners/owner boards.

  • Maintains customer service and excellent relations with residents, resident cooperatives, outside agencies and organizations.

  • Walks property at regular intervals to ensure resident property rules are being followed and that the property is clean and orderly and in good maintenance condition

  • Confers with maintenance technician concerning deferred maintenance, the operational budget, staff problems and overall maintenance related issues.

  • Supervises, directs, trains and evaluates staff. Prepares yearly employee reviews

  • Directs assistant manager in collections.

Financial

  • Meets Company benchmarks for occupancy, rent collections, and timely compliance paperwork.

  • Operates property within budgeted income and expense guidelines.

  • Obtains bids and supervises capital or contract service.

  • Assists or prepares the annual budget for the property.

  • Reviews and codes all invoices for payment.

  • Tracks and evaluates utility costs.

  • Prints monthly reports concerning lease expiration dates and calculates rent increases.

  • Enters all data into YARDI.

Property Management

  • Maintains an accurate waiting list. Selects and screens new residents.

  • Reports to regional manager and/or vice president of property management prior to hiring, terminating or making wage or position adjustments of on-site personnel. Authorizes staff payroll.

  • Works on the last day and first day of each month until responsibilities completed.

  • Leases apartments; implements and maintains effective advertising and marketing plan.

  • Obtains bids and supervises capital or contract service.

  • Meets all corporate designated deadlines.

  • Implements staff, program and/or site improvements contained in budget and OPM.

  • Implement procedures as outlined in the Red Book. (Emergency procedures manual)

  • Supervises and purchases janitorial, maintenance and office supplies.

  • Keeps regional manager informed on operational and financial details.

  • Implements a comprehensive marketing strategy to meet predetermined vacancy standards.

  • Shows apartments.

  • Prepares monthly newsletters for the entire complex.

  • Plans and coordinates resident activities.

  • Plans and coordinates model apartments.

  • Holds regular Crime Watch meetings.

Resident Services (for Core Site properties)

  • Collaborate with residents to maintain lease compliance and housing stability

  • Plan and coordinate community-building opportunities for residents

  • Provide essential supportive services to residents, including:

  • Resources and referrals o Lease education

  • Individualized assistance, as necessary

MINIMUM REQUIREMENTS

  • Knowledge of government subsidy programs.

  • Working knowledge of Microsoft Office Suite, Outlook and Excel.

  • Two years of experience in property management, leasing, and staff supervision.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Strong marketing and leasing skills.

  • Strong motivational skills.

  • Ability to self-direct.

  • Ability to manage multiple projects or tasks.

  • Proficient office skills.

  • Basic understanding of Affordable Housing Program.

  • Basic knowledge of apartment maintenance and construction.

  • Commitment to property performance.

EDUCATION

  • Associate degree or equivalent two years experience in property management, business or real estate.

PHYSICAL REQUIREMENTS

  • Occasional lifting up to 25 pounds

  • Ability to sit for up to 8 hours at a time.

  • Ability to type.

  • Walking and stair climbing.

  • Smoke-free work environment

  • Quiet to moderate noise level.

  • Overtime as necessary.

  • Showing apartments or walking property in adverse weather conditions.

Minimum Qualifications: Education: Bachelor's Degree Experience: 10+ years of experience in real estate, leasing, commercial/warehouse property management, urban/regional planning, or related field Systems: Google Suite, Microsoft Office Preferred Qualifications: * Real Estate License * Working knowledge of property regulations * Experience in lease negotiation and property acquisition * Experience in construction management * Critical thinking and troubleshooting skills * Mechanically inclined * Industrial work experience * Experience with Oracle, Tableau and property management software Cambria Success Factors: * High attention to detail * Reliable and punctual * Direct communication * Sense of urgency in completing work * Capable of multitasking * Work well both independently and with a team * Self-motivated Essential Duties and Responsibilities: * Identify and source property for Cambria to purchase and develop for its operational use (Distribution Centers, Fab Shops, Surfaces, Galleries, etc.) * Build relationships and work with local councils and city leaders in identified markets to determine property development opportunities * Work directly with the Executive leadership team to purchase, develop and maintain real estate * Based on research and market studies, make recommendations to lease vs buy vs build; Ability to professionally present findings and updates to the CEO, CFO, VP's and EVP's * Oversee new construction builds from the ground up, including securing permits and coordinating inspections * Manage leases and negotiations for all of Cambria owned properties * Develop reports for key leaders to stay up to date on project statuses, lease agreements, etc. * Responsible for contracting and overseeing repairs and maintenance work through on-site leaders * Monitor and manage property projects and costs and communicate with outside vendors regarding contracts, materials, equipment and other resources * Manage property insurance and taxes for all locations * Critically think and use available resources to drive any property issues to closure * Ensure all properties replicate the Cambria image and are efficiently and effectively maintained * Effectively work with internal Cambria groups including engineering, finance, operations, IT and sales/marketing * Lead improvement projects as identified by management * Retain knowledge of Oracle, Maximo, and other company computer based programs * Additional duties as assigned by management Managerial Responsibilities: Yes Travel Requirements: Yes; Ability to travel to Cambria's operational facilities across the United States and Canada.
