Property Manager – Las Vegas, NV – Commercial/Industrial Properties

A leading commercial real estate firm focusing on modern, mixed use industrial/commercial properties across the West Coast is seeking a talented Property Manager to manage their Las Vegas properties. Managing a staff of Junior Property Managers, building staff and operations associates, the Property Manager will deliver top tier customer service to ensure tenant satisfaction and operational excellence across assigned Las Vegas portfolio.

Responsibilities

• Provide first-class customer service to meet tenant needs and coordinate as needed to resolve problems
• Create/prepare appropriate scopes of work for vendor bidding process and prepare vendor contracts
• Assist local leasing team as necessary to negotiate lease renewals within corporate guidelines and review and approve leasing abstracts
• Work with the local leasing team and the brokerage community to provide support as necessary to ensure successful leasing
• Review Certificates of Insurance for all vendors and tenants and make sure they are current and match the insurance requirements detailed in the vendor contract and lease
• Manage capital projects and ensure tenant improvements are completed for unit rollovers
• Oversee completion of tenant improvements consistent with local codes and in compliance with leases and work letter agreements to ensure owner and tenant acceptance, timely completion, occupancy and rent commencement.
• Review and approve property invoices and manage AR and collections
• Prepare and submit monthly operating expense variance report
• Prepare annual budgets and establish operating expense estimates for tenants
• Prepare annual CAM reconciliations and letters to tenants explaining reconciliations

Qualifications

• Bachelor’s degree in real estate, business management or related field
• At least four years of high impact commercial property management and leasing experience
• Experience managing a commercial owners association a plus
• Excellent communication skills and solid analytical skills utilizing Excel
• General understanding and competence in the use of Yardi
• Ability to travel between different properties throughout greater Las Vegas area
• Team player who can effectively engage with local leadership and leasing team
