Monarch Investment and Management Group is expanding in the Louisville area and into Southern Indiana. We are looking for an experienced Property Manager to lead our newest team. We work daily to maintain and improve the rental experience in a cost effective manner. Monarch owns and self manages by providing in-house support staff departments and roving teams.

Monarch is a top 50 (20th) multifamily owner in the country and privately owned since 1992. We currently manage over 55,800 apartments in twenty two states, in addition to a nationally franchised hotel and a ski and snowboard resort.

Essential Job Duties and

  • Operates the property within the financial guidelines (The Budget)

  • Makes recommendations to increase income, decrease expenses and grow net operating income

  • Ensures property is leased at or above market occupancy and rent levels based on owners guidelines

  • Ensures all property marketing is current, accurate, relevant and at its greatest effect

  • Directs activities of all on-site personnel and maintains a great working environment for all

  • Process all invoices generated by the property and insure they are paid in a timely manner

  • Post, collect, track and manage delinquency of rental and other income

  • Responsible for building and maintaining a community of residents through resident relations

  • Ensure desired tenant renewals are being captured at the highest rate possible

Knowledge, Skills and Experience required:

  • High school diploma or equivalent

  • 5+ years' experience or equivalent in multi-family housing

  • Must have excellent computer skills and be able to navigate Yardi software.

  • General knowledge of local, state and federal resident/property management laws/guidelines

  • Strong analytical reporting, critical thinking, problem solving and decision making skills.

  • Ability to work well under the pressure of meeting tight deadlines in a timely manner.

  • Ability to problem solve, make decisions and lead a team

  • Have excellent verbal and written communication

Core responsibilities include NOI enhancement, operational and capital project management, construction oversight, budgeting, reporting, lease compliance, and community and municipal representation for the landlord. Responsibilities * NOI enhancement through expense management (including CAM recoveries), ancillary income events and programs, and managing utility resale operations * Conduct property visits as required * Bid, negotiate, scope and supervise contracted services for all properties * Resolve maintenance issues, develop preventative maintenance plans, administer property improvements, and oversee existing property conditions * Ensure property and tenant compliance * Monitor energy consumption to conserve energy at each property * Respond 24 hours, 7 days per week to any tenant issue or property emergency * Supervise administrative personnel * Budgeting, controlling property expenditures, preparing monthly variance reports, calculating property improvement costs, and other accounting as necessary * Coordinate tenant buildout, TI/ TA * Capital project management and construction oversight * Anticipate and address potential tenant problems * Assist Legal, Lease Compliance, and Cash & Collections departments as necessary * Community involvement and municipal representation for the landlord Qualifications * An undergraduate degree in Business Administration, Finance, Accounting or related field * A minimum of 5 yrs of broad based property management experience including time in the commercial/community shopping center industry * CSM or CPM preferred * Skilled in verbal & written communication, negotiation, customer service, prioritization and time management * Understand contracts/leases and shopping center financials * Experience in facility and project management and ancillary leasing sales or aptitude and desire to perform * Exhibit initiative, strong work ethic, and ability to work independently in a fast paced environment * Team player and works well professionally with internal and external contacts * Proficiency with Microsoft Office software * Willing and able to travel Brixmor offers very competitive pay commensurate with background and responsibilities plus a benefits and perks package that supports career engagement, growth, good health and connection with teammates and our communities.
