A dedicated expert who supports a profitable business, ensuring that assets are fixed and functional and services are completed timely and dependable while minimizing vendor cost. Property Management (PM) supports new sales-driving initiatives and mitigates excess spend to ensure that our store teams can focus on serving our guests without distraction. PM supports remodel efforts, executes new project sets and enables efficient front of store and backroom operations to delight our digital guests.

  • Experience working with vendors and influencing timely completion of their work

  • Ability to identify and execute preventative and corrective maintenance on all building assets and equipment

  • Ability influencing store team to ensure project work aligns with Property Management priorities and financial goals

  • Experience working with Plumbing, HVAC, Refrigeration, Life Safety Power Systems and Electrical equipment

  • Ability to understand repair versus replace and managing cost

  • Ability to complete work within compliance standards and Target guidelines

As a Property Management Lead no two days are ever the same, but a typical day will most likely include the following responsibilities:

  • Know the role you play in achieving store sales goals

  • Inform and engage the team (including new leaders) on PM workload priorities, partner on various projects and share impacts of store processes on asset maintenance and functionality

  • Use technology to prioritize daily work orders for the store

  • Evaluate store brand and ensure assets and vendor performance meets maintenance standards

  • Maintain and repair assets

  • Perform proactive asset up-keep as assigned by headquarters

  • Perform reactive repairs requested by store teams

  • Execute special projects, remodels and support PM asset or service strategies in partnership with store team

  • Ensure internal and external work orders are completed and vendors are accountable to asset repairs

  • Recommend PM candidates with the right skills and experiences for the role

  • Ensure learning objectives are met and behaviors are consistently demonstrated

  • Support the learning of new PM team members

  • Share solutions that drive vendor cost down

  • Determine areas or individuals to influence and train on proper asset care

  • Assist in managing some emergency situations as needed in partnership with store and field leaders

  • Provide service and a shopping experience that meets the needs of the guest

  • Demonstrate a culture of ethical conduct, safety and compliance; lead team to work in the same way, and hold others accountable to this commitment

  • All other duties based on business needs

The good news is that we have some amazing training that will help teach you everything you need to know to be a Property Management Lead. But there are a few skills you should have from the get-go:

  • Must be 18 years of age or older

  • High School diploma or equivalent

  • Basic technical skills and general experience working with property assets required

  • 12 years of technical education preferred in some of the following areas: electrical, mechanical, carpentry, HVAC or plumbing and/or experience working in any of the following areas: basic door repair, HVAC filter changing, carpentry, power equipment/mechanical repair and basic equipment trouble-shooting

  • Proficiency in operating power tools, HVAC, wet/dry and litter vacuum and other power equipment (as labor laws permit) preferred

  • Managing vendor relationships and accountability on quality and efficient services results and issue resolution

  • Lead and hold others accountable

  • Learn and adapt to current technology needs, including computer/tablet and application skills

  • Work independently and as part of a team

  • Manage workload and prioritize tasks independently

  • Welcoming and helpful attitude

  • Effective communication skills

Additionally, they provide support to members of the facilities and construction team by lending both ingenuity and creativity to assignments and capturing center/school information. He/she assists to problem-solves unique situations, and professionally represents the company to client partners, fellow employees and outside professional contacts. MAJOR FUNCTIONS/RESPONSIBILITIES Responsible for implementation of capital improvement projects including: * Development of proposal specifications * Solicitation of bids * Preparation of contracts * Inspection and acceptance of work * Processing of payment * Allotment of capital expenditures for depreciation and tax purposes * Inspection of centers/schools * Ensure landlord obligations are fulfilled in compliance with lease agreement * Verify the integrity of service contractors' work as stipulated in contracts * Re-bid service contracts to ensure cost effective delivery of service * Inspect life safety systems * Inspect playground areas for regulatory compliance * Establish capital renovations program and timetable * Prepare estimates for budget * Manage repairs and maintenance programs * Oversee national facilities management group and their vendors' performance for skilled trades and general maintenance work; approve work proposal; make decisions about alternate repair/replacement strategies; ensure adherence to protocols and procedures * Establish rates and qualify contractors and trades for work in centers by type of service * Maintain insurance certificates * Assist DVPs and RMs in development of annual capital budgeting projects * Conduct due diligence investigations for potential acquisitions * Make replacement and/or repair decisions for equipment, furnishings, and appliances * Respond to emergency situations: fires, floods, power loss, snow emergencies and other natural disasters Documentation * Help national facilities vendor develop/maintain database and drawing/specification files for centers/schools Issue Site Visit Reports * Issue Work Orders for all contracted maintenance work, equipment purchases, recurring service contracts, and capital projects not covered by national contracts * Develop/maintain directory of service providers for assigned region RECOMMENDED EDUCATION/ EXPERIENCE/ SKILLS * The role requires a minimum of an Associate's degree or proven experience in construction, facilities management, or engineering. * A higher level of education, certification or degree is a plus. * Qualifications include ability to travel 50% of the time during the first year of assuming responsibilities; competent in word processing, spreadsheet, e-mail, and Internet use; experience with multi-state/site property management and maintenance – building and grounds; experience with small-scale (under 200K) construction, refurbishment, and maintenance; working knowledge of health & safety regulatory agencies and regulations (OSHA, EPA, etc.); working knowledge of critical building systems and testing (M & E, HVAC, Safety); proficiency in "on site" property assessment, evaluation, and recommendation; and extensive list of qualified/approved vendors, contractors, and service providers. * Other qualifications include working knowledge of database management for monitoring/reporting; capable of construction schedule development using appropriate software; previously specified, purchased, and/or maintained major appliances and playground equipment; and prior involved in contract negotiations and administration (nationally, regionally, locally).
