Acadia (NYSE:AKR), headquartered in Rye, New York, is a fully-integrated, self-managed and self-administered real estate investment trust. Through our REIT and Opportunistic Fund investment platforms, we are focused primarily on the acquisition, ownership, redevelopment and management of retail properties, including neighborhood and community shopping centers, urban high-barrier-to-entry street retail, and mixed-use properties with retail components.

Acadia is seeking an experienced Commercial Property Management Director of NYC Assets with a successful track record managing mixed use retail in the NYC urban environment to join its team. The successful candidate must have experience with commercial real estate management with an emphasis on retail stores, shopping centers and NYC condominium management. The candidate must be a driven self-starter that can operate independently. The candidate must be a creative problem solver with the ability to make educated decisions and act swiftly to resolve issues in a fast-paced environment.

This position is based at the company's Rye NY corporate office, but will require travel into NYC and potentially other tri-state regions to manage Acadia owned properties.

Responsibilities include:

  • Oversee all aspects of the onsite day-to-day operations of a portfolio of assets; urban street retail, neighborhood shopping centers and other commercial real estate.

  • Represent ownership by creating and maintaining strong relationships with condominiums and condo management, HOAs, BIDs, and other 3rd party groups. Experience with condo documents and ability to navigate the challenges of the restrictions to find best results for the commercial unit.

  • Strong understanding of NYC DOB systems. Ability to navigate permits, sign offs, violations and clearing of violations.

  • Understanding of the NYC "local law" and FISP (façade inspections) requirements. Fostering great relationships with the building and condo management who may ultimately be responsible for controlling filings and safety corrective measures.

  • Schedule and oversee all services vendors/contractors to include daily and monthly preventative maintenance standard practices. Overseeing maintenance of Fire/Life safety systems in the building.

  • Perform periodic inspections of assets including exterior sidewalks, parking lots, roofs, equipment/mechanical rooms, any other common areas, tenant spaces, vacant spaces, etc.

  • Act as liaison with retail store's onsite team and offsite owner/management to quickly address and resolve issues.

  • Develop and maintain asset operating and capital budgets.

  • Experience with overseeing onsite construction projects, ability to read construction drawings. Managing landlord common area projects, such as, concrete, roofing, façade, storefront and other projects. Oversee retail unit vanilla box projects and tenant construction projects.

Job Requirements:

  • Bachelor's degree from an accredited institution required.

  • 10 + years' experience in commercial real estate management with an emphasis on urban retail store and shopping center management

  • Understanding of operations of building equipment including HVAC, electrical, sprinkler, fire alarm and plumbing.

  • Highly effective leadership, organizational, interpersonal and communications skills

  • Proficiency in MS Office Suite

The base salary compensation range for this role reflects the wide range of factors that are considered in making compensation decisions, including but not limited to, skill sets; experience and training; licensure and certifications; and other business and organizational needs. Compensation decisions depend on the facts and circumstances of each individual. A reasonable estimate of the current base salary range for this position is ~$150,000.

Employees may also be eligible to participate in an annual discretionary bonus program, subject to the rules governing the program, whereby an award, if any, depends on various factors, including, without limitation, individual and organizational performance.
