Job Summary

Coordinates property control activities to ensure continual accountability of Govt or associate contractor property in accordance with applicable Govt Regulations, associate contractor requirements, or Corp Policies/Procedures

Job Responsibilities

  • Establishing Positive Working Relationships: Develops and maintains a professional and positive working relationship with the Govt Property Administrator and/or the associate contractor representatives who have oversight responsibility for their property that RCI has in its possession or is responsible for.

  • Customer Property Tracking, Monitoring, Usage & Accounting: Tracks, monitors and reports the status and usage of COP in accordance with Federal Regulations and/or Customer requirements.

  • Reporting, Documentation & Compliance: Prepares required COP reports and documents in compliance with Govt Regulations, associate contractor requirements and Corporate Policies and Procedures.

  • Inventories: Conducts periodic inventories and maintains records of COP in accordance with relevant Govt Regulations, associate contractor requirements and Corporate Policies and Procedures.

  • Control: Performs assigned tasks relative to the control of COP.

  • Disposition: Coordinates activities related to the disposition of COP.

  • Repair: Coordinates repair activities related to COP. Interfaces with other departments and subcontractors on the usage and repair of equipment.

  • Establishing Working Relationships: Builds positive and stable working relationships internally and externally. Frequent internal Company and external contacts. Represents organization on specific projects.

  • Risk Associated With Errors Made: Errors in judgment or failure to achieve results would normally require a moderate expenditure or resources to rectify.

  • Work Instructions: Normally receives general instructions on routine work, detailed instructions on new projects or assignments. Work is reviewed for soundness of judgment and overall adequacy and accuracy.

  • Difficulty of Assignments: Develops solutions to a variety of problems of moderate scope and complexity. Refers to policies and practices for guidance. Works on problems of moderate scope where analysis of situations or data requires a review of a variety of factors. Exercises judgment within defined procedures and practices to determine appropriate action. Contributes to the completion of organizational projects and goals.

Basic Qualifications

Bachelor's degree in appropriate discipline or in the absence of a degree six years of related experience

US Citizenship or Permanent Residence is required.

Required skills:

Navigating Material functions in SAP

Experience with government and customer audits

Exposure to contractual documents

Interpret documents including real estate tax maps, legal descriptions, surveys, appraisals, ground leases, deeds and mortgage loan documents. New loans do not fund until the tax analyst has successfully performed a detailed search of real estate taxes and has received confirmation reflecting tax payments are current. * Evaluates real estate taxes on loans acquired through acquisitions, servicing assignments and the mortgage loan portfolios. Plots and analyzes collateral boundaries, researches and coordinates with borrowers/property managers to resolve tax parcel discrepancies. * Analysis and identifies all applicable ground leases associated with the mortgage loans. * Facilitate resolution of inquiries and requests from borrowers regarding real and personal property tax and ground leases. Analyze Investors' risk related to borrower requests and resolve or escalate to manager. * Provide document interpretation to Mortgage Loan Legal, Production, Special Servicing, Servicing, outside counsel, title companies and borrowers and recommend loan document changes related to property taxes or ground leases. * Authorize timely and accurate payment of real and personal property taxes for the escrowed mortgage loan portfolio. * Monitor and analyze escrow accounts, coordinate refunds and collect shortages. Required Qualifications: Senior Level: Bachelor's degree or equivalent work experience 5+ years of professional experience in property tax, paralegal, accounting, finance or real estate area. Intermediate Level: Bachelor's degree or equivalent work experience 2+ years of professional experience in property tax, paralegal, accounting, finance or real estate area. Preferred Qualifications: Knowledge of taxation and real estate investments. Bachelor's degree in real estate, business, or related area. Effective oral and written communication skills. Strong analytical and problem solving skills. Detail oriented. Ability to work independently and maintain tight deadlines. Solid planning and organizational skills, including the ability to perform multiple assignments and responsibilities.
