Job Description Summary:

Overall management of construction project resulting in successful project completion.

Job Description:


  • Able to perform all Assistant Project Manager's and Project Engineer's responsibilities (refer to position descriptions)

  • Estimate and establish budgets and contract price (GMP/Lump Sum)

  • Negotiate cost-effective subcontract and material purchases

  • Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery

  • Keep project on schedule

  • Develop and maintain good relationship with Owner, Architect and Subcontractors

  • Work with Superintendent to develop safety plans and to implement safety procedures

  • Maintain timely and accurate reporting to management

  • Manage, train, and supervise project team according to Company policy

  • Organize regular meetings for management and subcontractors

  • Review contract conditions; ensure compliance with all contract terms

  • Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders

  • Direct preconstruction services and activities

  • Negotiate, prepare and issue subcontract bid packages

  • Assist with business development and participate in job interviews

  • Maintain quality control (integrity and excellence of completed project)

  • Support estimating staff (bid item specialist)

  • Avoid or mitigate claims and conflict

  • Complete all job close-out procedures

  • Conduct warranty follow-up (1-year warranty walks)

  • Complete project with full or enhanced fee

  • Complete other responsibilities as assigned


  • Engineering, Construction Management or Architectural degree or equivalent experience

  • Field construction management experience (5-8 years, including supervisory skills)

  • Leadership ability

  • Problem-solving ability and strong sense of urgency

  • Organizational and communication skills

  • Drafting and computer skills

  • Fundamental knowledge of contract law and project accounting

  • Thorough understanding of all project management control systems (scheduling, cost control, procurement and estimating)

Responsibilities include communicating job expectations to clients, project team and subcontractors. Planning and monitoring project progress with overall responsibility for job completion, job profitability, and Owner satisfaction. </p><p><br></p><p><strong>Responsibilities</strong> </p><p>The following reflects management’s definition of essential functions for this job: Project Management duties of this position include project management of assigned contracts. The Project Manager is responsible to run the day-to-day operations of the project, coordination, and evaluation to stay on schedule. The role includes responsibility for safety, quality control, addressing vendor concerns, addressing complaints, and resolving problems. </p><ul> <li>Responsible for permit acquisition and pre-demolition survey. </li> <li>Writing safety and work plans, writing and administering subcontracts. </li> <li>Tracking job costs and schedule, preparing and tracking submittals. </li> <li>Preparing change orders. </li> <li>Enforcing safety on the project, review and monitor safety programs, hazard assessments and safe operating procedures in the field. </li> <li>Supervision duties of this position include direct supervision of contracts including layout, coordination of field labor forces, equipment, subcontractors. </li> <li>Interaction and effective communication with Silverado’s clients, superintendents, management and administrative staff is essential. </li> </ul><ul> <li>Works collaboratively in a team environment with a spirit of cooperation. </li> <li>Displays excellent communication skills including presentation, persuasion, and negotiation skills required in working with customers/ coworkers. </li> <li>Travel locally for extended periods of time (weekly 30-50%). </li> </ul><p><br> </p><p><br></p><p><strong>Requirements</strong></p><p><strong>Qualifications</strong></p><p>Bachelor's degree (B. A.) from four-year College or university and five to seven years related experience and/or training; or equivalent combination of education and experience.
