A fast-growing, industry leading property maintenance company is seeking a hard-working, dependable Project Manager based in Charlotte, NC. This individual is responsible for overseeing and coordinating renovations and tenant turns from start to finish while ensuring quality repairs are on schedule, and budgets are intact.

Job Responsibilities

  • Perform detailed estimates upon customer request
  • Assist with estimate revisions as needed to settle negotiations
  • Assign multiple vendors per project, and set timelines and budgets for each
  • Manage between 7 to 12 projects concurrently
  • Frequent multiple jobsites for progress updates
  • Identify necessary change orders
  • Develop and maintain good working relationships with clients, vendors, and our office support team
  • Evaluate repairs to ensure work meets quality standards and construction guidelines
  • Complete projects within budget and on-time
  • Authorize vendor payments upon project close

Required Skills/Abilities:

  • Excellent verbal and written communication skills
  • Thorough understanding of construction knowledge
  • Organized, energetic and eager to learn
  • Must be able to use a smart phone, tablet, and computer proficiently
  • Bilingual is preferred
  • Must be able to manage multiple jobsites, and vendors in a fast-paced environment with tight deadlines
  • Will require weekend work when necessary to meet deadlines

Requirements

Education and Experience:

  • At least two years of construction and/or property management experience required
  • Must be able to walk, bend, reach, stretch, and jump if/when needed
  • Must be able to lift up to 50 pounds at a time

Physical Requirements:

  • Must have a reliable truck, van or SUV
  • Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite

Comunale can work in virtually every market sector and facility type.<br>Job Title: Project Manager<br>The Project Manager will be responsible for creating job schedules, coordinating the delivery of tools and fabrications, identifying and managing the personnel assigned to each project, and tracking labor efficiency. In addition, the individual will be responsible for representing the company at job progress meetings and initiating change orders.<br>Essential Duties / Responsibilities:<br>Include the following. Other duties may be assigned.</p><p>Accurately define project requirements.<br>Create job schedules.<br>Coordinate the delivery of tools and fabrication.<br>Identify and manage the personnel assigned to each project and track their labor efficiency.<br>Represent the company at job progress meetings.<br>Initiate change orders as needed.<br>Complete contract progress billings as required.<br>Estimate remaining &quot;cost-to-complete&quot; for monthly WIP reporting.<br>Manage the day-to-day operations of assigned projects to ensure they are completed on time and on budget.<br>Serve as the main point of contact for clients on assigned projects.<br>Work with clients to brainstorm creative solutions to problems to ensure their needs are met through our customized solutions.<br>Monitor assigned projects following established guidelines to ensure they are completed as efficiently as possible.<br>Communicate with team members regarding project needs.<br>Ability to work in a fast-paced dynamic environment.<br>Read and analyze job cost reports.<br>Respond in a timely manner to inquiries from management.<br>Assist with collections as required.<br>Ability to read blueprints and work with design team.</p><p>Qualifications:<br>To perform this job successfully, the individual must be able to perform each essential duty satisfactorily.
