STV has an opportunity for a Project Manager to work on a school project in San Francisco, CA. The Project Manager acts as the liaison between project stake holders and contractors, subcontractors, design professionals, consultants, engineers, and college and District administration during the planning, design, construction, and post-occupancy evaluation phases of specifically assigned capital projects; ensures that projects are planned, designed, constructed and closed out according to District specifications.

Core Responsibilities:

  • Participates in the development of and monitors construction project programs, plans, designs,

and schedules

  • Prepares preliminary and final project budgets, monitors commitments and expenditures and

presents recommendations for budget adjustments as appropriate

  • Oversees and supervises activities for a variety of planning, design, and construction projects

  • Develops and maintains project programs and schedules involving external agencies, clients,

consultants, contractors, and sub-contractors

  • Acts as liaison between client, stakeholders, administrative staff, design professionals and

engineers, and coordinates activities of these consultants in the preparation of project design,

including drawings and specifications

  • Coordinates the services of architects, engineers, contractors, inspectors and other consultants

during project planning, design, construction, occupancy, post-occupancy, and close out

  • Maintains all necessary records for planning, design, and construction activities for assigned

projects

  • Reviews and comments on completeness and construct-ability of design documents at

appropriate design and review phases of project development

  • Manages project procurement phase, contractor outreach, pre-bid job walks, bid evaluation,

and preparation of construction contracts

  • Conducts pre-bid job site visits, pre-construction meetings, and construction progress meetings

  • Oversees that construction work completed complies with current building codes and other

regulatory requirements

  • Conducts final inspections of projects as assigned, coordinates project construction closeout

procedures

  • Resolves job site conflicts by establishing review processes and mechanisms early in the project

to minimize delays in job progress and potential impact on project budget

  • Performs other duties as assigned

Qualifications

BS in Engineering or related degree (advanced degree helpful) or equivalent work experience

Must have at least 5 years of construction project experience in management of large, high-risk projects and/or multiple projects

Broad experience and technical skills in many relevant disciplines (estimating, preconstruction, field operations, management and project accounting/finance)

Excellent written and verbal communications, presentation and influencing skills

Must have a robust knowledge of Project Management software; Spreadsheet software and Word Processing software.

The Project Manager is responsible for one or more projects working under minimum supervision of a Principal. If you have the desire and the skills, we have the place for you to settle and grow.<strong></strong></p><p>Primary Duties and Responsibilities</p><ul><li>Exhibits thorough understanding of complex building materials and systems, details and construction techniques, primary structural and MEPFP systems and their operation, and secondary building systems, with specific knowledge of Class A office buildings</li><li>Exhibits thorough understanding of zoning, building code, and other regulatory requirements as they relate to the project and checks documents for compliance. Conducts conferences with regulatory officials and prepares strategies to address interpretative issues related to building regulations.</li><li>When applicable, prepares initial fee proposals in conjunction with the Managing Principal and adheres to established scope of services. With participation of a principal negotiates additional services fees with Clients for additions to project scope and / or revised responsibilities.</li><li>Exhibits a thorough knowledge of the Owner / Architect agreement, project schedule, and project budget parameters and organizes work activities to be in conformance. Takes responsibility for rectifying variances from established project goals. With participation of a Principal negotiates final Agreements with clients and consultants.</li><li>Manages the financial performance of projects by proper allocation of resources, timely initiation and resolution of critical tasks, and effective decision-making.</li><li>Supervises SCB staff during the construction phase of the project and attends progress review meetings in accordance with the Owner &ndash; Architect agreement. Reviews all requests for payment and change order proposals and certifies to Owner.</li><li>Participates in strategic discussion with senior management on issues that affect the Firm&rsquo;s performance, perception in the marketplace, client satisfaction and profitability.</li></ul><p>&nbsp;</p><p>Essential Skills/Attributes</p><ul><li>5 or 6 year accredited professional degree in architecture. Requires 10+ years&rsquo; experience on large-scale Class A office buildings and other experience on Multi-Family Residential buildings, Hotels, and/or Higher Educational Facilities a plus. License preferred.</li><li>Working knowledge of zoning ordinances and the process by which design solutions are quantified, illustrated and explained to approval authorities</li><li>Working knowledge of AIA standard contracts and customary scope of services and standard of care provided by architectural firms</li><li>Displays technical knowledge of building systems, material assemblies, and engineering concepts</li><li>Professional manner and reputation for fair and consistent business dealings with all parties</li><li>Proven leadership abilities and mature judgment</li></ul><p>&nbsp;</p> Building Talent, LLC San Francisco CA
