JOB SUMMARY

The purpose of this position is to lead individual, multi-disciplined real estate project solutions for clients, with direct accountability for project delivery.

essential duties and responsibilities

manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.

demonstrates capability to read, understand and apply standard to moderately complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.

interfaces directly with clients to define project requirements. prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.

identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.

leads project delivery resources/team providing project guidance and direction to achieve project goals.

implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. facilitates project meetings.

implements project documentation governance aligned with company and client requirements. ensure project data integrity and documentation is accurate, timely and coordinated.

tracks progress of each project against goals, objectives, approved budgets, approved timelines. reports status and variances. creates action plans to meet objectives, budget and schedule.

implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. assesses change requests to determine impacts to scope, budget, schedule, quality and risk.

demonstrates ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

supervisory responsibilities

no formal supervisory responsibilities in this position. provides informal assistance such as technical guidance, and/or training to coworkers. may lead project teams and/or plan, and supervise assignments of lower level employees.

manages 3rd party project delivery resources/team. responsible for identifying training needs, tracking performance, coaching, and motivating team members.

education and experience

bachelor's degree (ba/bs/beng/barch) from college or university in a technical area of study. minimum four years of related experience and/or training.

certificates and/or licenses

pmp (us and/or canada) and leed ap preferred.

VIEW JOBS 4/9/2019 12:00:00 AM 2019-07-08T00:00 Jiffy Lube International, as a part of Global Commercial, is embarking on a significant growth journey over the next 4-6 years. As a part of that growth journey, we will re-enter the direct operations of Jiffy Lube service centers which will include the construction of new Jiffy Lube service centers utilizing Shell CapEx. The Construction Project Manager (PM) will be responsible for managing ~15 different CapEx projects at a time. The total CapEx spend for each of these projects is $2.3mln as included in T&R and the approved PCN. In managing these projects, Construction Project Manager will work across a very large geography (continental U.S) with each project potentially utilizing a different General Contractor and A&E firm as a part of the construction, such that PM could be managing as many as 30 different vendors across those 15 projects. This will include travel of ~20%. Responsible for site development and managing the construction of the facility, all supporting equipment, signage and materials as per Jiffy Lube requirements. The development will include utilizing the JLI standards for the new Jiffy Lube facilities and the full responsibility for the budget. In addition to the development of new sites utilizing Shell CapEx this role also supports the development of new facilities through our build to suite (BTS) program for our Franchisees. Dimensions: Experience with single site Retail development is a strong plus as the Construction Project Manager is expected to be the Owner representative. This role will account for taking a piece of real estate from either a raw green parcel or a finished pad through design, entitlements and development with local regulators up and through bidding, construction, completion and hand off to operations with warranty follow up while adhering to excellent HSSE performance.
