About the role: The Project Manager will serve as the lead role in planning, executing, and monitoring real estate and development projects at Dig Inn. Real Estate and Development is a key part of Dig Inn's growth plan and we're looking for someone who is eager and excited to help us scale and improve our restaurant footprint across multiple markets. This individual will oversee new restaurant openings (NROs), renovation projects, and special asset projects, acting as a bridge between operations, design, and restaurant leaders. As a lead role, you have experience gauging feasability, planning and budgeting, managing design, purchasing and procurement, negotiating bids and contracts, and executing projects. This position is on the Real Estate and Development Team and reports to the Director of Development.

You will:

  • Lead daily project management activities through all levels of new store development. Design, permitting, construction and restaurant turn-over.

  • Review Real Estate locations and perform initial feasibility of proposed restaurant locations, including coordinated feedback to assist in active Real Estate negotiations.

  • Properly scope, schedule and budget proposed projects for key stakeholder review.

  • Assist development Design Manager during design phase of project to guarantee alignment with brand vision, timeline and budget.

  • Assist development external resources, A&E and additional vendors through plan development.

  • Review of restaurant construction documents for brand compliance. Including key internal cross functional department review and alignment.

  • Lead all project approvals including LL review and local municipal permitting via permit expediter.

  • Manage project procurement and purchasing of all FF&E, KES, signage, etc.

  • Lead project bid, negotiation, and contract process.

  • Manage project meetings to maintain scope, schedule and budget integrity.

  • Be responsible for restaurant and project closeout including managing project punch and turn-over to operations in addition to coordinating post construction warranty.

You have:

  • A BS in engineering or CM preferred

  • 3+ years of experience in a similar role

  • Experience in managing multiple projects at one time

  • Ability to communicate effectively, with integrity to key stakeholders and all project vendors

  • Strong organization skills

  • Self-motivated and disciplined

  • Demonstrate composure under high-pressure

  • Strong team player, as this role will work collaboratively across many teams

The advertising “value” at each of these locations is derived from local and national brands’ desire to reach audiences with their specific messaging. OUTFRONT owns and manages properties on behalf of real estate partners. These partner relationships can take several forms but are principally either long-term leases or, to a lesser extent, sales representation agreements. OUTFRONT’s relationships with site owners must be maintained in a customer-centric focus. These relationships will evolve over time as OUTFRONT utilizes additional technology and provides its partners with new revenue opportunities. It is equally important that OUTFRONT grow its asset base by finding additional strategic locations and forming new relationships with real estate owners. OUTFRONT is creating a group that is explicitly focused on developing new and upgrading existing signage assets. Position Summary Reporting to the Executive Vice President of Real Estate, the VP Real Estate Development will be responsible for signage development efforts focusing primarily on securing new locations and upgrading existing sites (conversion of static displays to digital). The VP Real Estate Development will work collaboratively on a team led by the SVP Real Estate Development. The position will also manage OUTFRONT’s key strategic property-owner partner relationships with whom a substantial number of existing site agreements reside, and new opportunities are potentially created. This responsibility is distinct from the company’s ongoing asset management efforts around its many thousands of existing site arrangements. Key Responsibilities Execute on strategic priorities for the targeting of markets/sites based upon their potential advertising value. Develop new sites in Top 25 DMA Markets (NFL Cities), markets that compliment National Ad sales and achieve OUTFRONT’s ROI hurdles, and sites that can take advantage of an expanding product set (including cellular, digital displays, WiFi and Data & Audience Analytics. Responsible for development and execution of strategic growth plan. Manage and work in a highly collaborative team environment including both real estate development and existing real estate asset management teams. Establish new relationships and continue to expand on existing relationships with company partners, key developer and landlords. Lead the conversion of the existing development pipeline that exists in each market Provide direction and lead new development projects Required Skills/Experience Bachelor’s degree or equivalent; master’s degree in business or related a plus Demonstrated real estate experience 10+ years of real estate development experience Strong analytical and negotiating skills Proficiency in analyzing financial models Key deal-making experience including, but not limited to purchases, partnerships, representation, and operational agreements Experience with zoning and permitting, and political or lobbying experience with an understanding of local municipal code and state regulatory issues affecting the out-of-home advertising industry.
