Title: Project Manager II
Location: Las Vegas, NV

Our client is in need of someone who can exercise discretion and independent judgment in developing the detailed project plans and daily activities of the project team members as well as performing as an individual contributor. In the role of the Project Manager II you will lead the activities of assigned projects, including database requirements, product release schedules, product rollout plans, production, operations, and technical activities.
Your role:
Track priorities, activities, issues, and progress across the organization
Contribute to and review the project proposal or plan to determine time frame, resourcing implications, funding limitations, and operating procedures
Design project activities
Coordinate a small team of specialists to implement project tasks
Direct the activities of on-site and off-site consultants
Provide interface and maintain relationships with other contributors to the project
May negotiate minor changes to project specifications/scope with the sponsor/client
Contribute to setting project evaluation parameters
Design, develop, and deliver effective business applications
Manage application design through the various lifecycle stages, from business need through design and delivery
Manage multiple parallel projects using formal project planning techniques
Unravel, define, and document complex business requirements and processes
Review and assess vendor proposals
Establish and maintain customer relationships
Collaborate with developers, quality assurance, production support, and account teams to provide technical direction on systems analysis, design, development, testing, and deployment
Ensure timely and effective delivery of the solution into production
Document technical requirements
Develop and oversee project plans and implement change control procedures
Facilitate code reviews, software design sessions, and architectural reviews
Participate in technical advisory roles as required
Ensure effective handoff to operations for ongoing maintenance and troubleshooting
Perform other related duties as assigned
Must be flexible to the travel needs of the business - 5-10%, or as business requires

What youve got:
Bachelors degree information systems or related certification and experience
2-5 years in a business analyst/project management role in a complex business and systems environment
3-5 years of experience as a technical project manager or project leader in an online commerce or software venue
Demonstrated skills with project management tools and methodologies, software development lifecycle, and problem solving
Demonstrated ability to manage multiple projects
Demonstrated success in the leading and managing of people in a team-based environment
Expert proficiency in Microsoft Office applications and Windows operating systems environments
Experience with various project planning tools
Valid drivers license and own vehicle for required travel

Must be comfortable working in an area with limited working space for long hours with the ability to remain seated at computer terminal for extended periods of time
Extreme repetitive motion using keyboard, mouse, and telephone
Must be able to work at assigned location to enable direct communications and interactions with team members, management and others as necessary, unless traveling for a business-related purpose
Ability to work effectively and efficiently in a high-stress, fast-paced and high-pressure environment while maintaining high standards of accuracy, paying attention to detail and meeting assigned deadlines

We specialize in Ground-Up, Tenant Improvements, and Design-Build Projects, up to $5 million.</p><p>The Project Manager, under limited supervision, manages and administers the construction and on-time delivery of commercial projects while maintaining a high level of client satisfaction and teamwork. The ideal candidate will have a proven background of success in leadership, initiation, planning, design, execution, monitoring, controlling, and closure of a project.</p><p><br></p><p>DUTIES AND RESPONSIBILITIES:</p><ol> <li>Participates in the planning and formulation of design alternatives and solutions for assigned construction projects; provides conceptual estimates, feasibility studies, cost estimates, and may coordinate the production of basic design plans and construction documents.</li> <li>Develops and administers project budgets and fiscal controls, contracts, and quality control provisions; performs project cost estimating and value engineering, as appropriate.</li> <li>Oversees all aspects of the day-to-day management of construction projects and monitors and coordinates work.</li> <li>Reviews and interprets proposed designs, architectural drawings, and building specifications for appropriateness to required function and/or company standards and initiates revisions where appropriate; advises consultants and clients as to how best to achieve required results.</li> <li>Ensures that project operations are in compliance with the design specifications and within company and jurisdictional entities accepted policies.</li> <li>Prepares project specifications and coordinates procurement as appropriate.</li> <li>Authorizes the issuance of contracts, purchase orders, and change orders, and approves contractor invoices for payment.</li> <li>Directs work sequencing to expedite project delivery and to minimize disruption of ongoing company operations.</li> <li>Inspects, approves, and accepts completed projects for the company, ensuring conformance with company standards, building and safety codes, and architectural/engineering specifications.</li> <li>Professionally represent the company in business with customers, consultants, contractors, and other agencies and organizations.</li> <li>Researches and prepares various reports pertaining to operations, equipment, policies, procedures, and/or issues, as appropriate.</li> <li>Performs miscellaneous job-related duties as assigned.</li> </ol><p><strong>Requirements</strong></p><p>MINIMUM JOB REQUIRMENTS:</p> <p>Associate’s degree in Construction Management, with at least 7 years of experience that is directly related to the duties and responsibilities specified; or Bachelor’s degree with at least 5 years of experience that is directly related to the duties and responsibilities specified.</p><p><br></p> <p>KNOWLDEDGE, SKILLS, AND ABILITIES REQUIREMENTS:</p> <ul> <li>Knowledge of architectural design and planning principles and procedures</li> <li>Ability to develop and present building estimates and feasibility studies</li> <li>Ability to communicate effectively, both orally and in writing</li> <li>Ability to multitask, organize, establish priorities, and effectively manage time</li> <li>Ability to read schematics and blueprints and/or technical manuals</li> <li>Technical knowledge of building components and their function</li> <li>Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community</li> <li>Ability to negotiate and manage contractual arrangements for the benefit of the company</li> <li>Skills in workflow analysis and management</li> <li>Ability to gather data, compile information, and prepare reports.</li> <li>Knowledge of contract documents and specifications</li> <li>Ability to provide technical guidance and/or supervision to architect’s, structural engineers, and independent building contractors.</li> <li>Knowledge of operating practices of construction, architectural, and building firms.</li> <li>Knowledge of procurement rules and regulations</li> <li>Ability to foster a cooperative and professional business environment</li> <li>General knowledge of federal, state, and local building codes, ordinances, and regulations.</li> <li>Ability to develop and deliver presentations</li> <li>Ability to make complex operating, administrative, and procedural decisions</li> <li>Knowledge of project budget forecasting, cost estimating, cost exposure forecasting, risk analysis and fiscal management principles and procedures.</li> <li>Ability to perform site inspections and/or approve installations</li> <li>Skilled in the use of Microsoft Office Suite and construction management software.
