Project Manager Multi Family Housing


Bayshore Builders, a Gilbane Development Company affiliate seeks an experienced Project Manager to oversee projects in the New York City area as part of its expanding multi-family housing platform (affordable, market-rate, and student-oriented). The candidate must have a keen understanding of the design and construction of multi-family housing and be able to manage the day-to-day implementation of multiple projects, including coordination of architects, engineers, contractors and regulatory agencies to ensure all cost, quality, and schedule objectives are achieved.

Education/Experience Requirements

  • Minimum 7 years of prior construction experience with strong emphasis on multi-family in the New York City area as a project manager with an owner, developer or contractor. Mixed-use experience a plus.

  • Specific to affordable housing, experience working with agencies to obtain approvals and achieve the contracting goals of the jurisdiction (M/WBE, Local Hiring, etc.)

  • Knowledge of multi-family building systems and price points; e.g., structure (steel, concrete, block & plank, modular), skin, MEP, etc.

  • Demonstrated success in achieving cost, schedule, and quality control objectives.

  • Demonstrated leadership, management, negotiating, and motivational skills a problem solver.

  • Able to work independently, identifying/implementing the strategies/tactics to meet goals/objectives.

  • Excellent verbal and written communication skills, both internal and external to Gilbane.

  • Competent in using Microsoft Excel, Word, Office, and Project.

  • Bachelor's degree in construction, architecture, engineering, or related field.

Job Responsibilities

  • Review plans/specifications for completeness/constructability, helping ensure they are properly coordinated among all disciplines and are appealing to the target market.

  • Participate in the solicitation/review of proposals from contractors and consultants and the preparation/review of corresponding contracts.

  • Identify, organize, and oversee the implementation of all activities from groundbreaking to closeout, coordinating the efforts of the design/construction team, brokers, tenants, lender(s), and others.

  • Coordinate with regulatory agencies to help facilitate permitting/inspection activities, ensure timely compliance reporting, etc.

  • Monitor schedule on a regular basis, coordinating among the team to ensure on-time delivery.

  • Monitor progress of the work, ensuring proper QA/QC, prompt responses to submittals/RFIs, etc.

  • Oversee regular progress meetings among the project team and ensure that minutes are prepared.

  • Coordinate/oversee third-party testing/inspection, commissioning, and punch list processes.

  • Review safety plans from ensuring all internal and external requirements are satisfied. Provide jobsite leadership in the area of safety and quality.

  • Review pay applications from contractor(s), part of helping coordinate Bayshore's responsibilities to its lender(s) to ensure timely payment.

  • Prepare monthly reports (internal).

  • Serve as Bayshore's main point of contact for all construction/closeout activities, "leaning forward" to drive timely resolution of field issues as they arise such that schedule and budget are maintained.

The product manager will ensure there is a clear and compelling marketing message for each strategy including investment process, portfolio positioning and rationale for specific holdings for each respective covered portfolio. This individual will work closely with the portfolio managers and act as a liaison on product specific matters between the portfolio management team and both internal and external constituents. The individual will also sharpen their business management skills as they will need to liaise effectively with legal, tax, marketing, board relations and other departments to help with content and address other potential issues. Key to success in this role will be the ability to think outside of the box with regard to marketing more complex strategies as well as the ability to act nimbly and re-focus quickly as business needs evolve. Because the Product Manager acts as the central authority on their product line, this individual must have a strong understanding of the markets relating to their respective strategies. They must be perceived as a credible source of investment related information pertaining to their covered strategies. The Product Manager also works closely with CPMs aligned with their respective strategies to ensure there is coordinated activity and efficient use of Investment personnel time. Business Lines Supported: * Broker/Dealer Advisors * RIA Distribution * Private Bank/Trust Bank/Family Office * Third Party Distribution including DCIO, Sub-Advisory, and TAMP * Institutional including Consultant and Separate Account business Principal Responsibilities: * Product Marketing: Develop a message for clients and prospects re: the investment capabilities of the team's various strategies. This includes playing a prominent role in creating and reviewing marketing and meeting materials. Own quarter-end and ad hoc updating of marketing resources for designated investment strategies. Liaise with the firm's various marketing and RFP teams to ensure all data and responses regarding a given product are accurate and appropriate. * Product Management/Infrastructure: Act as strategy owner within the business unit. Work with legal, compliance, accounting and trading functions on matters relating to the covered strategies. The Product Manager should endeavor to isolate PMs from these matters; exercising judgment as to if/when the PM should be involved. Additionally, the Product Manager should be involved in product-related initiatives including market alignment, and product line rationalization as they pertain to each specific OFI Distribution Channel (i.e., Retail, Institutional, Private Bank, RIA, and Third-Party businesses). The Product Manager also owns strategy level data relevant to the product, marketing and distribution process for each respective strategy. * Investment Team-Related: Work closely with the team's PMs to become deeply knowledgeable of each product. The Product Manager must have an intimate knowledge of the investment philosophy and process of each investment product supported. This would include a detailed understanding of current investment themes being represented within the portfolio, knowledge of all portfolio holdings, risk attributes of the strategy, past and current positioning of the portfolio, near-term outlook for the strategy and performance attribution.
