RESPONSIBILITIES:

Project Management

  • Oversees project implementation and execution through completion of construction.

  • May manage small, ground-up projects including programming, design, entitlements, bidding, permitting, and construction management.

  • Proficient at managing projects up to 25k RSF. May assume responsibility up to 75k RSF.

  • Builds and carries out marketing and development initiatives to best deliver results to existing and potential clients.

  • Oversees capital improvement/asset preservation programs with design and construction processes at multiple sites through local resources, with minimal oversight.

  • Develops or assists in developing project budget including hard and soft costs.

  • Begins to manage or assists in managing project budgets for subject properties and maintain monthly forecasts and cash flow analysis.

  • Assists in or may be responsible for project scheduling and project decisions based upon owners' objectives which may include, but is not limited to: site improvements, entitlements, permits, consultant selection; design team management, schedule creation and management, contractor selection and management, financial management including cash flows, anticipated cost reports and monthly reports.

  • Assists in or assembles and manages required teams of consultants and contractors. (Negotiates contracts with each team member; Interfaces with architects, client staff, property managers and vendors).

  • Maintains client relationships and may assist in or manages conflict resolution.

  • Provides appropriate level of on-site supervision to ensure project performance criteria are being met.

  • Develops relationships with consultants/contractors/vendors and evaluate their performance.

  • Operates independently on activities relevant to project. Defers policy issues and employment related issues to higher management levels.

Growth of the Company

  • Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.) to Manager or Project Lead.

  • Assists Market Leader and Regional Management in the establishment and refinement of best practices of standards of excellence.

  • Assists in training and developing JLL team members in the skills and understanding of firm procedures, methodology and practices expected for a successful project implementation.

  • Assists local PDS team in meeting profit numbers on a Market, Regional, and National level as determined on a yearly basis by the Management Team.

Business Development

  • May perform business development activities including but not limited to: assisting with or leading the sourcing, pitching, and securing of new business and projects within local markets.

  • Participates periodically in client meetings or business development presentations as part of a Team to help demonstrate our capabilities. Assists with the development of marketing materials and support information/data. Maintains a working knowledge of business unit's available product and service offerings.

Accounts Receivable

  • Ensure that all accounts receivables are maintained at a level not to exceed planned working capital charge as set by corporate finance, the project team and/or the Regional Operations Manager.

Miscellaneous

  • Any and all other duties and tasks assigned.

QUALIFICATIONS:

  • Bachelor Degree from an accredited institution.

  • Degree in Architecture, Engineering, or Construction Management.

  • 2-5 years as APM or similar role.

  • Firm knowledge of construction, architecture or commercial real estate industry.

  • Strong interpersonal skills with the ability to interact with executive level internal & external clients

  • Organizational & detailed-oriented with the ability to prioritize and manage differing needs of the business.

  • Proficiency with Microsoft Office products.

  • Basic knowledge of MS Office.

  • Strong knowledge in Primavera or Microsoft Poject

  • Ability to multi-task working within a team structure and independently.

  • Assumes complete responsibility for assignments of moderate complexity, and continues to aggressively improve skill base.

Certifications/licenses

  • LEED, AIA, PE, PMP would all be helpful but are not required.

Physical work requirements and work conditions

  • Position may work primarily at client site or project location with potential daily client and contractor interaction.

  • Face to face and/or remote daily interpersonal interaction is usually required in order to perform the job.

  • Travel as needed and may range from 0-4 nights per week.

Job Summary: The Facilities Operations Manager is responsible for management of the Utilities and Maintenance teams in an industrial manufacturing facility. We would prefer someone with a background in GMP facilities but that will also consider someone who has not worked in GMP. In this role you will leverage your utilities maintenance and engineering background to manage the facility and to identify opportunities to improve processes at the site. You will be part of a strong JLL team supporting a pharmaceutical facility in Puerto Rico, and you will interact directly with our client, which means you must be solution-oriented and proactive and have strong customer service skills. Responsibilities: Client Relationships * Proactively develop and manage client relationships ensuring that expected service levels are achieved. * Comply with all requirements of the Client contract and meet or exceed Key Performance Indicators. * Deliver an exceptional quality of service to the client, as reflected by client feedback. Service Delivery * Manage the site in accordance with all agreed policies, procedures and contract scope. * Identify opportunities for improved operation to drive efficiencies (process and cost) and make recommendations to the Senior Facility Manager for consideration. * Assist with site responsibilities for mechanical, electrical, plumbing, carpentry, critical systems, HVAC, generator and others defined within the portfolio of respective sites. * Support the implementation of innovative programs and processes that reduce short and long term operating costs and increase productivity. * Ensure compliance with all Health and Safety, Environment and Risk Management policies and procedures that relate to the site/s. * Develop and manage annual operating and capital expense. * Ensure all site management and operations practices are in compliance with company and client standards * Perform monthly reporting, forecasting and asset management on all sites * Develop multiyear capital improvement projects plans and manage the process to complete the capital projects * Monitor performance per scopes of work and contractual agreements * Assist in managing Vendors, ensuring services are delivered in accordance with the contract and to agreed standards. Document and escalate instances of poor performance. * Maintain and update Standard Operating Procedures (SOPs) and emergency response documentation for the site as required. * Update and maintain accurate records and official documentation for the site/s. * Deliver portfolio management reports as required under the Agreement with the Client and as requested * Any other activities to support site operations, including, but not limited to: moves/reconfigurations, events, safety or sustainability practices * Strong knowledge in Operational Excellence Finance Management / Cost Control / Profitability * Achieve or exceed financial targets and ensure effective, efficient and economic operation of assigned responsibilities. * Ensure that operational expenditure for the site/s is managed within agreed budgets and identify efficiencies where possible. * Assist with the annual budgeting and quarterly forecasting processes for the site/s. * Prepare current financial year budget spend reports (actual vs. budget, variance etc.). * Manage payments to vendors where applicable, using available systems, complying with all relevant policies and procedures. * Manage payments to Vendors where applicable, using available systems, complying with relevant policies and procedures. * Ensure compliance within delegated financial and contractual authorities. Qualifications: * 3-7 years' experience of supervisory experience facilities management or related field. * Bachelor's degree in Engineer, or related field desirable. * Experience required using CMMS systems and reporting * Excellent communication skills. * Strong analytical, organization and presentation skills. * Financial management / budget management experience * Leverage Technology to maintain and enhance maintenance while driving cost savings. * Pharma / NVS / JLL process & system experience preferable.
