The level 3 project manager is specifically dedicated to large complex and longer duration projects with a high degree of "design/build" engineering, on site customer interaction, travel for extended periods of time (weekly 30-50%). The customer is typically a Global account or large engineering & construction firm working for a municipality. The Project Manager 3 will partner with our customers, embrace customer goals and engage with key stakeholders and suppliers to meet the customer's goals.

  • On site presence representing Peterson during the delivery, installation and commissioning of equipment sold.

  • Participation in bid proposal preparation with sales team in anticipation of contract award.

  • Primary customer interface to communicate and resolve issues with deliverables.

  • Actively engage with stakeholders about problems and issues as they arise.

  • Identify and negotiate change orders.

  • Schedule and supervise Peterson vendors and suppliers on site.

  • Full knowledge of and responsibility for all deliverables.

  • Maintain, update and communicate project schedule as applicable to forecasting and invoicing.

  • Monitor schedule of values and generate billings per contract.

  • Record keeping maintenance to produce accurate close out documentation per contract.

  • Travel for extended periods of time (weekly 30-50%).


  • Communicate with Caterpillar on technical issues.

  • Communicate with Caterpillar representatives on commercial issues.

  • Maintain notes for continuous improvement on future projects.

  • Maintains punctual, regular, and predictable attendance.


  • Project Manager III is responsible to run the day-to-day operations of the project, coordination, and evaluation to stay on schedule. The role includes important quality control, addressing vendor concerns, complaints, and resolving problems.


Bachelor's degree (B. A.) from four-year College or university; and five to seven years related experience and/or training; or equivalent combination of education and experience. This position requires a minimum of 5 years construction and contractor related field experience.

The ideal candidate will have both an understanding of facility project management practices as well as specific aptitude for space planning, to include tenant improvements and systems furniture layouts/build outs. The successful candidate is well-versed in the Project Management Institute (PMI) guidance contained in the Project Management Body of Knowledge (PMBOK) document, widely considered to be the definitive guide to project management best practices. In addition to this core PMBOK guidance, the successful candidate will have an affinity for interior spaces, interior design, tenant improvement projects and ultimately space planning, system furniture layout and actual system furniture build-out. Knowledge and understanding of effective office Space Planning, with expertise in Revit is preferred, or CAD with a willingness to learn and utilize Revit. The ideal candidate will also be knowledgeable in Building Systems, including HVAC, security technology, and life safety; and modern building technologies that includes Building Information Modeling (BIM), Reality Capture, Project Information Management (PIM), and Clash Detection and Resolution. They possess the ability to read construction drawings and understand IBC (International Building Code) and ADA (Americans with Disabilities Act). Lastly, the ideal candidate is able to work as a member of a team and can communicate effectively both orally and in writing. They are able to establish and maintain cooperative working relationships with individuals, representing members of the public and coworkers, who come from diverse groups and backgrounds. ESSENTIAL JOB DUTIES Duties may include: * Manages countywide capital improvement projects in the Facilities and Parks Services Division of the Support Services Department including scheduling, contracting, procurement, construction, and financial management. * Develops plans, cost estimates, and project schedules for capital improvement projects based on countywide departmental needs. * Participates in budget preparation; prepares cost estimates for budget recommendations; submits justifications for requests; and monitors and controls expenditures for capital improvement projects. * Prepares requests for proposals; reviews and makes recommendations on proposals; coordinates the preparation of or prepares bid documents; and prepares contracts for services and bid awards. * Supervises and coordinates the construction of projects; ensures conformance with contract plans and specifications; approves progress payments; negotiates and approves change orders. * Coordinates capital project development and construction with County departments, consultants, contractors, outside agencies, and private property owners. * Resolves project problems and interprets contract language to consultants, contractors, other departments, and subordinates. * Reviews and approves site plans, design drawings, and construction plans prepared by consultants. * Inspects work completed by contractors to ensure adherence to specifications. * Prepares Board agenda items, reports, letters, contracts, and other related documents. KNOWLEDGE, SKILLS AND ABILITIES Education and Experience: A typical way to obtain the knowledge and abilities would be: * Bachelor's Degree in project management, business administration, public administration, architecture, civil engineering, or a related field AND two (2) years of responsible project or construction management or closely related capital project management experience; OR * A combination of college-level course work and experience equivalent to six (6) years total of responsible construction or project management experience or closely related capital project management experience.
