Responsibilities of the Project Manager- Commercial Construction

  • Responsible for managerial and administrative aspects of a project. This includes being proficient in estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, safety, and proposal preparation.
  • Work with the owner early in the process in order to expedite the design process with the chosen design professionals.
  • Ensure that an accurate and comprehensive estimate for the project is prepared.
  • Oversee the buyout process and subcontractor selection.
  • Coordinate with the Superintendent to ensure safety, quality control and schedule.
  • Conduct progress meetings with the construction team and Owners.
  • Make necessary changes, use customer input to make improvements, and meet/exceed internal and external customer expectations
  • Communicate effectively with all the stakeholders involved in the project.

Requirements of the Project Manager- Commercial Construction

  • BS in Engineering, Construction or related field.
  • 4 plus years experience in the commercial construction industry.
  • Ability to make sound decisions under tight deadlines.
  • Ability to organize, plan and manage multiple activities to accomplish desired results.
  • Computer skills: proficiency using Word, Excel, Outlook and Microsoft Project

Ensure that our project teams have all the tools to be successful. Ensure that all the potential risk and opportunities are clearly understood by the project team. Expectations: * Collaborate with the Vice President of Safety and other safety professionals to establish effective procedures and behaviors on each of our projects to meet our strategic goal of ZERO TODAY. * Actively participate in all the project kick-off meetings. * Actively participate in the project development process for all of our major industrial and power projects. * At the project development stage of our projects, develop staff plans, construction equipment utilization plans and a detailed construction schedule. * Ensure that we maximize our labor on each project. * Collaborate with the Director of Contracts Administration & Risk Management to understand Owner contract terms. Actively participate in the Owner contract review. * Review the planned means of construction for each project and provide input on opportunities for improvement and advanced means of construction. * Collaborate with the Project Administrative Manager to determine site-specific needs for administrative support on each project. * Collaborate with the Manager of Financial Project Controls and Financial on the financial health of each project and support the projects to maximize our opportunities and minimize our risk for financial success. * Work closely with the Project Scheduler on the development, updates and progress of project schedules. * Work closely with the Information Technology staff on project technology needs. * Review and enforce Quality Control measures throughout each of our projects. * Participate in setting team goals and individual goals for each project. * Ensure that the project team actively prepares all the Boldt pre-construction checklist. * Actively participate in the development of the project estimate. * Ensure that the project team has prepared a manpower plan prior to starting the project. * Ensure that the project team has prepared a construction equipment utilization report. * Encourage and promote mentoring and training for the Superintendents and Foreman. * Collaborate with the Labor Coordinator on the deployment of general construction craft people to each of our projects. * Oversee the buyout of a project. Ensure that the scope of work being contracted for is consistent with what is included in the estimate. * Create a culture of Continuous Improvement for each project. Embrace Lean Thinking. * Collaborate with the Corporate Continuous Improvement team. * Actively participate in the estimate upload. * Work closely with the Senior Director of Field Operations to ensure that the correct craft leadership is assigned to our projects and that they clearly understand the manpower plan for the project. * Establish project objectives, policies, procedures and performance standards within boundaries of Corporate policy. Required Experience More than ten years of experience in construction and field operations is preferred. Skills must include proficient use of the computer. A strong understanding of the general construction, mechanical and electrical systems related to the construction of a building, industrial or power project. Strengths should include excellent oral and written communications, strong ability to build effective construction teams, ability to manage challenges, a focus on customer satisfaction, maintaining positive attitude and strong leadership skills. Physical Demands and Work Environment: While performing the duties of this job, the employee is frequently required to sit; use hands to handle, or feel objects, tools, or controls; talk and hear. The employee regularly is required to walk and reach with hands. The employee is occasionally required to stand; climb or balance; and stoop, kneel, crouch, or crawl. Employee frequently uses computer keyboard, regularly travels (as vehicle driver and as passenger on various modes of transportation), and occasionally performs work on-site at construction work sites. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
