margin: 0;" style="padding: 0; margin: 0;">Work in collaboration with the project design team, subcontractors, construction, vendors and government agencies overseeing the project.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Oversee preparation of the construction documents.  </li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Adhere to construction budgets, cost and schedules, quality management and safety practices.  </li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Manage value engineering efforts for the project.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Ensure the project stays within budget and on time.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Prepare and process documents and paperwork for the project to Owner, project design team and subcontractors.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Manage and document project design and construction progress for duration of the project.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Develop and maintain ongoing relationships with vendors, subcontractors and suppliers.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Review, approve and process payments to subcontractors and suppliers.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Ensure compliance with and processing for all project construction permits.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Partner with the Owner third party management company to transition the project from construction to residential operations. </li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Prepare final close-out documentation package for the Owner.  </li> </ul> <strong>To qualify for the Construction Project Manager – Multi-family position, you must have:</strong> <ul> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;"><strong><em>A Bachelor’s degree in Architecture, Engineering, Construction or related experience.</em></strong></li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;"><strong><em>10+ years of construction project management experience in managing all phases of construction of high density multi-family residential and mixed use projects.  </em></strong></li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Prior knowledge of construction procedures, building codes, estimating, budgeting, scheduling and safety practices. </li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Managed construction projects in excess of $50 million.   </li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Strong project management and financial analysis experience.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Ability to negotiate contracts, meet deadlines and goals and maintain confidentiality.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Worked in a fast pace and team-oriented environment.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Excellent leadership, communication, interpersonal, organizational, time-management, decision making, and problem solving skills.</li> <li style="padding: 0;
