You are a good fit if you have had progressively more responsible roles in a project manager role on multifamily properties, have a strong sense of urgency and the ability to work collaboratively. PRIMARY RESPONSIBILITIES Evaluate, budget, plan, execute and close-out capital projects which may include MEP upgrades, roof replacements, elevator modernizations, lobby and amenity upgrades and/or sitework/grounds improvements. Manage various external vendors including general contractors, subcontractors, local government, architects and engineers, consultants, and other project personnel.

Working closely with the internal asset and property management teams, prepare and update project schedules, capital project forecasting, contract management. Manage RFI and bid processes, analyze and negotiate contractor bids with regard to price, scope and schedule, coordinate and run project meetings and prepare meeting minutes. Review change orders to verify validity, scope, schedule impact and cost.

Provide periodic reporting for leadership on project status and budgets. Partner with Director, Risk Management on operations-related issues, such as responding to and managing claims-related construction and repairs, site tours for placement of insurance and liaising with property teams for claims-related issues. Coordinate with property management leadership on response for property emergencies that impact life safety or building operations Assist in maintaining and updating operations business continuity plans in cooperating with Director of Property Management.

Assist property management leadership with developing operational policies and procedures. Develops an in-depth working knowledge of the assigned properties. Develops and fosters relationships with key stakeholders.

We welcome everyone Degree in engineering, architecture or construction management desired, but relevant experience accepted.

Progressively more responsible experience in roles managing construction projects in a multifamily real estate environment. Strong understanding of construction processes and experience collaborating with architects, engineers, and contractors. Ability to effectively manage multiple projects on time and budget.

Advanced knowledge of MS Office (Project, Excel and Word) required, as well as previous experience with industry specific management software, such as Yardi and Bluebeam. Experience incorporating sustainability in projects (Energy Star, LEED certification desired). Ability to travel regularly throughout the Washington Metropolitan area and occasional air travel. Strong customer service orientation and ability to champion through daily interactions.

The annual salary range for this role is $110,000-$125,000. Additional Compensation: In addition to the base salary, this role may be eligible to participate in our incentive programs which may include annual short-term and/or long-term incentives and spot awards.
