Project Manager

Customer Service

o Meet with customers weekly to communicate needs as well as ours.

o Discuss job progress and schedule.

o Identify and communicate changes due to plan revisions and variations in field conditions. When

warranted, submit Change Orders and gain approval as soon as able.

o Discuss upcoming projects with customers and obtain updates and plan sets.

o Communicate with engineers, architects, surveyors, and inspectors as required.

o Confirm receipt of all permits, encroachments, fees and obtain copies.

Operations

o Communicate customer needs, schedules, and upcoming work.

o Generate weekly task list and project updates for distribution to operations in the form of

Weekly Meeting Minutes.

o Meet with field managers to resolve problems due to plan errors and/or site conditions.

Billing

o Submit monthly Contract Billings and Change Orders.

o Monitor material quantities used to date vs. budgeted quantities to identify potential overruns.

Monitor Job Progress and Performance

o Communicate production achievements &/or in-efficiencies with Operations Manager.

o Track performance and percent completion. Monitor cost vs. budget & utilize to generate an

estimated cost of completion. Compare actual margin to budgeted margin.

o Utilize weekly site visits to track progress, identify potential problems, and determine solutions.

Contract Creation and Review

o Review Contract Docs & assist in identifying conflicts prior to approval by Regional Manager.

o Oversee creation of AIA Contract Docs and review with Regional Manager.

Estimating

o Communicate customers' upcoming projects and provide timeline.

o Follow up with customers on submitted proposals.

Personnel Management

o Work with Assistant Project Manager and assign tasks as needed.

Preconstruction Meeting

o Meet with estimator and field management to discuss Scope of Work and bid process.

o Provide field management with project specific contacts.
