Volta Global, a Real Estate Investment and Development firm with offices in Miami, FL (HQ) and Raleigh, NC, is seeking a skilled and proactive Real Estate Project Manager to join our dynamic team. This role will focus primarily on supervision and execution of our new developments, which primarily includes self-storage facilities and multi-family residential projects. The Project Manager will be responsible for all aspects of the successful completion of a project: coordinating with external contractors and vendors, managing project budgets, ensuring timely and efficient execution according to project schedules, and collaborating internally with investments and design team members to optimize and fine tune future projects

Additional Skills & Qualifications:
Project Oversight: Manage all aspects of multiple (10+) projects from conception through completion at a given time, with a keen focus on budget management and schedule adherence.
Budget Management: Develop, track, and control the construction budget to avoid cost overruns. Negotiate and identify creative solutions with contractors and vendors to achieve the same.
Contractor Coordination: Liaise with architects, engineers, general contractors, and specialty vendors to ensure projects meet design specifications. Select, negotiate contracts with, and oversee the work of external contractors and service providers.
Quality Control: Ensure projects adhere to all building codes, zoning laws, and government regulations. Monitor the quality of construction workmanship and materials to prevent discrepancies. Conduct punchlist and final walkthroughs with contractors and vendors to identify issues and implement solutions to provide the highest quality real estate projects.
Risk Management: Identify potential risks related to project timelines & budget, develop mitigation strategies, and execute.
Reporting: Prepare detailed reports regarding job status, budgets, key issues / requests for information (RFI's), and compliance and present to Senior Management and stakeholders. Be comfortable with using project management software tools and systems for efficient and organized tracking of the same.
Team Collaboration: Work collaboratively with the internal Developments, Design, Investments, Operations, and Marketing teams to ensure project objectives are met.
