POSITION SUMMARY

Responsible for the management and coordination of all aspects of significant modular mechanical construction projects to insure that all departments perform in a timely manner to complete the overall goal of the project in the prescribed timeframe and budget. This includes but is not limited to the coordination and communication between the customer, engineering, manufacturing, customer service and subcontractors.

Essential Functions Statement(s)

  • Tie together communication between project team members.

  • Demonstrate ownership for projects, including proactive decision making, risk management, problem solving and conflict resolution.

  • Provide technical expertise to others on the team, including customers, reps, service technicians, etc.

  • Manage effectively "from the middle" and demonstrate an understanding of the impact of decisions both upstream and downstream.

  • Participation in the submittal process including customer visits whenever practical to position the company for success.

  • Develop and maintain critical path project schedules.

  • Develop and maintain internal and external customer relationships.

  • Develop contract plans for subcontractors including milestone schedules.

  • Develop the scope of work for subcontracted work. Negotiate and makes recommendation as to the award of the subcontract.

  • Report contract status and financial review to management on a periodic basis.

  • Develop projections for end of job costs (forecasting and accruals).

  • Approve purchasing requisitions where required per established company policy.

  • Approve field subcontractor and self-perform decisions regarding changes in scope as well as financial implications.

  • Ensure customer buy-off and punch list resolution.

  • Work closely with finance department to maintain financial control and ensure financial success of projects.

  • Attendance at work during regularly scheduled shifts and work outside of regularly scheduled shifts as dictated by the requirements of the job is an essential duty. This includes but is not limited to being at the work station ready for work at the start of the shift.

  • Other responsibilities as assigned.

JOB DUTIES * Ensure residents receive the highest levels of service consistent with Sun's Customer Service philosophy * Handle and resolve resident/customer service issues in a timely and professional manner * Maintain properties to ensure they look their best at all times * Develop a marketing strategy and maintain effective advertising to attract prospective residents to community * Market model, pre-owned, and brokered homes for sale * Coordinate and manage the Lease Purchase Program, including repairs, leasing, sales, refurbishments, closings, and follow-up * Meet or exceed home sales and leasing budgets * Manage the rent collection process, including depositing income from home sites and filing to collect on delinquent debts * Oversee the eviction process for your community with the assistance of your RVP * Monitor and manage monthly operating budgets and prepare monthly reports on P & L variances * Oversee capital expenditure improvements * Other duties and projects as assigned REQUIREMENTS As a Sr. Community Manager, you must have a strong business mindset together with the ability to place the highest priority on customer service.
