Job Description:

Position Summary:
Provide support and coordination of entitlement and compliance tasks during the entire development process for all projects associated with the Real Estate Group, supporting all levels of staff and external consultants, city/town officials, and other vendors.

Responsibilities: Support for all entitlement activities, including PDs Assistance preparing Pre-construction applications (BOH and other permit apps) Phone & Cable disconnects Sign permit apps/LOIs/NOCs Scanning plans (if not under construction) Update eBuilder project details (dates, team, etc.) Assist with monthly Financial compliance reports (CIP, ARO) Prepare all non-construction Bonds and Escrows Track and coordinate all Bond and Escrow Requests, Releases/ Refunds Audit and review project costs, Change Orders, and Lien Waivers for contract compliance Prepare Post Audits for review by management o Assist with Post Audit analysis Manage our vendor's insurance compliance (EBIX system) Document archive management Utility coordination & easements Update Master Project Report Assist in preparation and import for Phase 2-3 budget estimates Working Relationships: Internal: Interaction with the following departments: Planning, Construction, Real Estate, Legal, Environmental, Risk Management, Finance, Marketing, and Operations.

External: Communication and coordination with the following: Architects, Engineers, General Contractors, Vendors, Preferred Developers, Attorneys, State/Local Officials, and Utility companies.


Minimum Education: Associate's Degree in a related field (i.e., business, engineering, architecture, compliance) Preferred Education:

What you'll do As Project Manager be accountable and drive Planning & Execution of Manufacturing related projects, spanning from Capital Equipment Projects to New Product Introduction Projects. Represent the biopharma bioprocessing Supply Chain function in a global cross-functional team responsible to develop New Products. * Drive rigor in Project Initiation, Planning, Execution-Control, and Closure on Manufacturing Projects * Ensure early focus on Cost, Quality, and Lead Times in NPI and/or Capital Equipment Projects. * Communicate with Executive Leadership Team and Site Leadership Team on Issues, Status, and Path Forward. * Act as a single point of contact for communications with the suppliers for Capital Equipment to drive On Time Delivery and Quality. * Lead a cross-functional sub-team of Sourcing, Manufacturing, Product Quality, Materials to achieve targets in development and design transfer phase. * Seek early understanding of Standard Product Cost, EHS risks, Regulatory Risks, and training needs. Plan activities to address these needs in timely manner. * Lead accurate and timely completion of documents required for each Milestone Review. This includes Supply Chain Strategy, Design Transfer Plan, Supply Chain Readiness Report, Validation Plan. * Highlight Supply Chain Risks related to Safety, Cost, Lead Time, Business Continuity and Regulatory Compliance to Project Management and Leadership Team. Follow through on Risk Mitigation Activities and provide status updates in Program Reviews. * Lead Design for Manufacturability (DFM) initiatives by preparing Process Flow Charts, Product Risk Maps, and pFMEA to identify opportunity to reduce cycle time, improve quality, and avoid EHS Issues. Driving LEAN manufacturing implementation * Ensure sound Project Administration through resource plans, meetings minutes and actions-decisions log, and Project Archives. * Design and develop new processes to support both short and long term business plans with productivity, capacity and quality improvements. * Lead Compliance, as well as Environmental, Health & Safety efforts in support of plant goals * Provide safe processes that comply with all local and federal regulations. Assure that corrective action is taken to resolve observed safety concerns in all areas. Who you are * B.S. Degree in Mechanical, Electrical, Industrial Engineering or related technical degree and 3 years experience or Associates Degree and 5 years experience in production, engineering, or operations management. * PMI / PMP Certification. * Previous experience in managing scope, budget, quality, and resources in capacity of Project Coordinator / Manager. * Experience with manufacturing processes and quality control on one of the following: Machining, Casting, Molding, Assembling. * Experience with Production Equipment Design, installation and maintenance. * Excellent problem-solving abilities using analytical and logical thinking skills. * Understanding of QA-QC and testing procedures. * Good analytical and planning skills. * Demonstrate capability to excel in a Cross-Functional Team Environment. * Demonstrated ability to identify & implement best practices. * Demonstrated ability to perform with high levels of ambiguity and complexity.
