THE ROLE

Tesla Motors is looking for a Project Developer to drive all phases of Tesla's Supercharger installations, including site diligence, contract negotiation, approvals, construction and close out. The ideal candidate will have impeccable interpersonal skills, work tirelessly to find solutions, easily adapt to external factors and internal guidance and be able to manage 20+ projects at a given time.

The responsibilities of this position may change over timethis role requires flexibility and the ability to adapt to the evolving needs of the project and the organization. There will be opportunities for career growth based on performance and interest.

This is a remote position that will require frequent travel throughout the region.

Responsibilities

  • Develop, refine and manage comprehensive site due diligence.

  • Lead efforts to obtain all necessary approvals from utilities , and permitting authorities.

  • Work with attorneys to draft, negotiate and close landlord agreements.

  • Work closely with installation partners to assess and manage installation costs and timeline.

  • Create proposed site schematics and work closely with design engineers to optimize site layout and gain counterparty approval.

  • Build and maintain relationships with key deployment partners.

Requirements

  • 3-7 years of project management experience, dealing with property owners of all types, permitting authorities, utilities and building contractors.

  • Willingness to travel up to 80%, as needed.

  • Understanding of site due diligence and installation design processes, and experience working with engineers and architects to refine and optimize drawings and plans.

  • Understanding of permitting and grid connection processes, and experience working with the relevant authorities to ensure a smooth path and expedited schedule.

  • Experience working with private and public property owners to negotiate and sign agreements.

  • Ability to anticipate challenges, take initiative and solve before they become costly to correct.

  • Ability to accelerate counterparty timelines which may otherwise seem inflexible.

  • Ability to function autonomously in a fast-paced environment with changing priorities.

  • Proven track record of managing many concurrent projects on time and on budget, while adhering to the highest quality and standards.

  • Familiarity with energy technologies including solar and stationary storage.

  • Bachelor's degree in a relevant field of study.

  • Able to communicate effectively with people from all walks of life .

  • Proficient with Microsoft Outlook, Excel, PowerPoint, Word, and Project.

As a Project Developer, you'll be involved in the following: * Technical/financial support of sales activities. * Financial modeling of Energy Performance Contracts. * Proposal writing and review/QC. * Management and coordination of proposal team. Technical/financial support of sales activities: * Conduct preliminary walk-thru of customer facilities to determine project viability. * Interview prospective customers to determine "wish lists" and assess customer expectations for the Energy Performance Contract. * Assist in the preparation of PowerPoint slides for customer presentations. * Present the business case portion of the proposal for oral interviews and customer board meetings used to select the ESCO. * Provide tactical and strategic input into the regional sales plan. Financial Modeling of Energy Performance Contracts: * Take energy savings calculations, sub-contracted costs, and purchased material costs from the Energy Engineers and populate NORESCO's financial model. * Review/QC the energy savings and costs provided by the Energy Engineers for reasonableness based on past experience, metrics, and knowledge of the project. * Review Energy Conservation Measures (ECMs) provided by the Energy Engineers for technical and financial viability. * Input other costs into the financial model including but not limited to general conditions, insurance, performance and payment bond costs, NORESCO engineering, construction management, commissioning, and savings measurement and verification costs. * Work with Measurement & Verification Engineers and Energy Engineers to develop cost-effective, risk appropriate M&V plan for the customer. Proposal Writing and Review/QC: * Project Developer will be supported by a Proposal Administrator (PA) to review, edit, and assemble the proposal and Detailed Audit Documents. However, the PD will "own" the document. * Write Executive Summaries making a strong business case for the selection of NORESCO, our project approach, and the Proposed ECMs. Also responsible for other financial/technical sections of the proposal. * Review the ECM Write-Ups and other technical proposal sections provided by the Energy Engineers. * Coordinate the proposal document strategy and tactics with the Account Executive. Management and Coordination of Proposal Team: * Manage the proposal team consisting of an Account Executive, Energy Engineer(s), a Lighting Auditor/Designer, a Construction Manager, and M&V Specialist. * Coordinate all audit, engineering and proposal efforts. * Guide site audits and coordinate both internal and external engineering resources. * Host weekly conference calls to communicate strategy and tactics, review team member's responsibilities and progress to date against milestones. * Notify NORESCO managers when team members fall behind in assignments or proposal strategy or tactics appear to be compromised. * Coordinate and host risk review meeting with NORESCO senior management for approval prior to proposal submission. Present the business case for the project. * Manage the proposal and detailed audit budgets and timelines to ensure delivery of preliminary and detailed proposals on time and within budget.
