Join our team as a Facility Maintenance Manager to oversee the maintenance, security, and operation of our private 40,000 sq. ft. warehouse. We seek a proactive problem-solver with strong leadership and communication skills to manage a small maintenance team and ensure peak efficiency and safety standards. Service Before Self, Integrity and Excellence in All We Do Job Responsibilities ● Facility Management: ○ Oversee maintenance, security, and operation of a 40,000 sq. ft. warehouse/industrial facility. ○ Perform daily walkthroughs to check cleanliness, system functionality, and identify repair needs. ○ Coordinate and schedule repairs, renovations, and proactive preventative maintenance activities. ○ Manage and supervise maintenance staff and vendors, ensuring compliance with quality standards and safety regulations. ○ Maintain accurate records of maintenance activities, work orders, equipment inventory, and schedules. ○ Keep detailed inventory of maintenance supplies, manage receiving, storage, and distribution of packages. ○ Develop, implement, and maintain maintenance schedules and protocols. ● Maintenance Tasks: ○ Perform tasks such as painting, caulking, changing light bulbs, air filters, and batteries. ○ Handle basic electrical, plumbing, carpentry, and HVAC issues. ○ Oversee vehicle maintenance including fueling, washing, and detailing. ○ Requests materials, tools, and supplies needed for a job. ● Vendor and Contract Management: ○ Act as a liaison to vendors, prioritizing company preferences. ○ Negotiate and manage maintenance contracts and agreements to optimize costs and service delivery. ● Safety and Emergency Response: ○ Develop and implement emergency response plans for storms, fires, and other emergencies. ○ Ensure alignment with organizational safety standards. ● Collaboration and Communication: ○ Communicate effectively with the Property Manager and team. ○ Foster a collaborative environment with the property manager and other staff to address facility-related issues. ○ Provide weekly reports on maintenance activities, project progress, and facility conditions to the Property Manager and relevant stakeholders. ● Miscellaneous: ○ Identify and implement efficiency opportunities to streamline operating and repair costs. ○ Undertake miscellaneous projects as assigned. ○ Maintain the property's interior and exterior to high standards, ensuring an organized and functional environment. ○ Use discretion, confidentiality, and integrity. Skills and Qualifications ● Dependability and competency in warehouse operations, including forklift and scissor lift operation. ● Critical thinking and problem-solving skills. ● Common sense and good judgment in various situations. ● Flexibility to handle multiple tasks and projects simultaneously. ● Ability to work autonomously and independently. ● Proactive and team-oriented. ● Discreet with confidential information. ● In-depth knowledge of mechanical, electrical, plumbing, and HVAC systems. ● Experience managing a team of maintenance staff and contractors. ● Excellent organizational and project management skills. ● Strong communication (written and verbal) and interpersonal skills, with the ability to collaborate across departments. ● Attention to detail and a commitment to cleanliness and safety. ● Proficiency with computer and phone applications (iPhone, Gmail, Google Drive). ● Strong customer service skills. Requirements ● High school diploma or equivalency preferred. ● HVAC and/or other trade licenses/certifications preferred (i.e.

OSHA, EPA, CAM). ● Minimum of three (3) years of experience in building trades, repair and maintenance, and team management. ● Ability to lift 50lbs and push or pull 75lbs as needed. ● Physically capable of standing and walking 50% of the workday. ● Ability to work in various positions (standing, bending, kneeling) for extended periods of time and all environmental conditions (heat, cold, rain). ● Ability to climb ladders and work at heights above ground level. ● Fluent English (Spanish is a plus). ● Valid Florida driver’s license and reliable transportation. ● Must pass background check. ● On call availability for emergencies and projects as assigned by property manager. Compensation and Benefits: ● Competitive Salary: Starting at $70,000 per year. ● Comprehensive Benefits:
