COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary is $80,000 base plus bonus potential. Eligible to participate in the company benefits plan. SUMMARY

As the Portfolio Sales and Marketing Manager, you are responsible for the oversight, training, administration and accountability of the Cardinal Way of Leasing (CWoL) platform and a portfolio of multifamily assets' monthly marketing initiatives.

RESPONSIBILITIES (Including but not limited to)

  • Execute, train and administer Cardinal's Sales Platform (Cardinal Way of Leasing).

  • Execute the approved "Cardinal Leasing Experience" at all communities. This includes, but is not limited to: sales, customer service, leasing technology and marketing, etc.

  • Provide regular and consistent feedback to the Leasing Teams with regards to phone and onsite tour performance, via phone, video conference, virtual role playing, and in person role-playing.

  • Approve and monitor the execution of each community's Monthly Marketing Plan (MMP).

  • Provide on-site leasing, sales training and marketing support when required.

  • Managing and assist with the leasing initiatives for all communities in your portfolio.

  • Lead community marketing calls as needed and approve leasing strategies, collateral, specials, advertising and outreach marketing initiatives.

  • Hold the Leasing Team Members accountable to the standards clearly outlined in the Cardinal Way of Leasing. (CWoL).

  • Guide on-site Team Members and ensure proper implementation of all marketing initiatives and activity at your portfolio's communities. This may include: housing fairs, open houses, orientations, community events, university and local marketing events, promotional items, social media, website audits, advertisements, and online digital strategies.

  • Assist the on-site teams in giving leasing tours, answering leasing phone calls and process online inquiries as needed.

  • Track and assist in setting weekly leasing goals for each community's Leasing Team.

  • Provide feedback on counseling records for the on-site Leasing Team Members TMs for failure of CWoL shops, training, SOP violations, follow-up effectiveness, weekly leasing goals, etc.

  • Work with your Cardinal Operating Group's Marketing Manager as needed.

  • Assist in lease file administration and lease audits when present at a community.

  • Confirm that the community maintains all compliance in property management systems; Entrata, Yardi, Cardinal U, etc.

  • Ensure that online leasing portal follow-up steps and data entry are being completed daily at the community level.

  • Review Pre-Lease report daily to ensure for accuracy. Train on Pre-Lease reports as needed.

  • Strategic implementation and review of annual marketing plans.

  • Provide feedback and ideas on how to improve community marketing plans, calendars, and marketing time lines.

  • Monitor effectiveness of marketing mediums and provide recommendations while working with community marketing budgets.

  • Complete and assist with community market surveys, university or business relationships and housing cost analysis as needed.

  • Assist in training on-site staff to foster and build on established partnerships as well as create new ones, social media and online marketing campaigns, and advertising opportunities.

QUALIFICATIONS

  • 3-5 + years' experience in property management with a focus on leasing and sales.

  • Bachelor's degree preferred.

  • Strong communication and collaboration skills.

  • Ability to motivate and energize a team.

  • Ability to analyze leasing data including but not limited to traffic volume, closing ratios, market comparable data, lease signing velocity, rental rates and concession analysis.

  • Knowledge of leasing and sales techniques.

  • Computer skills, including but not limited to email, internet, Word processing, spreadsheet, data-base and community management software.

  • Knowledge of Microsoft Office and Google Apps for Business.

  • Ability to address common inquiries or complaints from residents, prospective tenants, parents, university or community officials, or members of management.

  • Ability to calculate figures and amounts, such as discounts, interest, commissions, proportions and percentages.

  • Ability to define and solve problems, collect and analyze data, establish facts, and draw valid conclusions.

  • Ability to deal with several abstract and concrete variables.

  • Understands and complies with all Fair Housing Laws and standards.

  • Willingness to travel up to 80%.

Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions including, but not limited to rain, snow, heat, hail, wind and sleet.

The Team Member must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Routine local travel is required to attend training classes, client visits, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Overnight travel is required to attend property visits, company functions and other situations necessary for the accomplishment of special projects that may be assigned from time to time.
