Job summary:

The Portfolio Manager for Commercial Real Estate (CRE) is responsible for oversight and management of an assigned investment commercial real estate loan portfolio. The PM is also responsible for managing all aspects of the portfolio including, risk management, customer service, compliance, and data integrity.


  • Maintain integrity of a portfolio of investment commercial real estate loans ensuring credit quality and soundness of risk ratings, adherence with compliance / policy, and maintenance of relevant data / systems

  • Ensure timely completion of renewals, modifications and annual reviews for assigned relationships. This includes re-evaluation of risk ratings, collateral performance and valuation, maintenance of timely receipt of customer financial reporting, accurate testing of financial covenants and loan structure and pricing

  • Closing of loan modifications, renewals and payoffs

  • Perform all aspects of financial / credit analysis and underwriting for existing customers including statement spreading, risk assessment, projections and sensitivity analysis, and completion of Credit Approval Documents

  • Lease / tenant analysis and approval

  • Preparation and presentation of quarterly problem asset reports

  • Assist in the development and implementation of strategies for loans within the assigned portfolio, maximizing returns

  • Assist with various internal and external audits of the investment commercial real estate loan portfolio

  • Monitoring of cash flow sweeps and escrows and processing of capital escrow disbursements

Other Responsibilities:

  • Participate on prospect and customer calls as appropriate

  • Participate in special projects on an as-needed basis

Education, Experience and Skills

  • Undergraduate degree required with a major in Business, Finance or Economics preferred

  • Minimum 3-5 years related work experience in commercial real estate

  • Strong analytical and credit skills

  • Strong oral and written communication skills

  • Comfortable in customer contact situations.

  • Good interpersonal skills

  • Ability to work independently

  • Proficient at Microsoft Excel, Word, and PowerPoint

Position Summary: Responsible for supporting Hartford HealthCare and affliated entities' diverse Real Estate portfolio. The Real Estate Specialist, supports a wide variety of functions including assisting with various real estate and leasing responsibilities within the Healthcare's System; examples of responsibilities include: transactions related lease/property management, onboarding of acquisitions, due diligence and preparation of reports, contract negotiation, in depth financial analysis, and coordination of Legal and Compliance support to the Healthcare System Real Estate Department. Position Responsibilities: * Lease Administration - Managing the administration of the lease process, including but not limited to: creating and reviewing lease documents, abstracting leases, and other real estate support documents insuring for accuracy, input and maintain lease database, and the tracking/reporting of each lease transaction. Responsible for negotiation of terms and conditions, drafting leases, renewal and termination letters, creating amendments, coordinating the approval process, working with the office's of the Legal and Compliance departments to ensure the appropriate legal and compliance documentation is developed and approved, ensuring the appropriate insurance requirements are met, preparing financial analysis when required and managing a wide range of issues encountered in real estate transactions. * Lease Coordination – Facilitate the completion of all necessary tasks and documents to ensure a properly executed and compliant lease; negotiate lease specifics when necessary and interpret leases and have the ability to identify potential conflicts in lease or high risk /compliance issues. Responsible for advising business units on business terms of the lease and their financial impact. * Financial - Calculate and reconcile annual CAM reconciliations for each of the properties, and identify any potential savings or discrepancies. Create property budgets, and conduct financial lease analysis. Accounting responsibilities include calculating rent increases and management of any rent escalations or adjustments. Perform complex financial and rent analytics. Perform deep dive historical audits. * Research- Manage and perform complex due diligence work. This includes market studies and analysis, lease and property research, maintaining and developing relationships with external parties such as landlords and brokers, advising business units on business terms, negotiation of terms and conditions, compiling site surveys, coordinating approval process, working with the Legal department to ensure the appropriate legal document is developed and approved, financial analysis of complex long term leases, leasehold improvement coordination, and other lease transactions that require detailed analysis. * Work with key strategic real estate stakeholder departments such as Legal, Risk Mgmt., Finance, Compliance, Tax department, and others Reports To: System Director Education: College Graduate- Bachelor's Degree in related area or would consider 15 or more years' experience in a Healthcare/Corporate Real Estate environment in lieu of a degree. Master Degree or higher in Real Estate, Business, Legal or Finance is preferred. Experience: Minimum 5 years of recent Healthcare/Corporate Real Estate. Prior Financial Analyst experience a plus.
