Key Responsibilities:

• Maintain the cleanliness and appearance of the community, including grounds, building exteriors, breezeways, leasing office, pools, amenities, and other common areas.

• Assist in the preparation of vacant apartments for move-in by new residents.

• Perform repairs and replacements within the scope of management responsibility.

• Review daily work order priorities with the Service Tech/Community Manager.

• Comply with company and community operating and safety policies and procedures, as well as federal, state, and local laws.

• Walk the grounds and deliver notices to all apartments.

• Assist with preventative maintenance tasks, such as HVAC filter changes and lubricating mechanical systems.

• Perform landscaping tasks to maintain the community's curb appeal.

• Perform exterior/interior painting and replace light bulbs and globes as needed.

• Pick up exterior and interior litter and empty/sanitize trash containers.

• Assist the office and maintenance teams with various tasks, including move-in/move-out reports.

• Ensure all repairs/replacements are completed as necessary for apartments to be occupied.

• Ensure all trash is removed from apartments before, during, and after make-ready activities.

• Perform any other duties as assigned.

Qualifications:

• At least one year of experience in building maintenance, repair, and preventative maintenance programs, including maintenance experience.

• Working knowledge of grounds maintenance, landscaping, irrigation and pool systems, and general maintenance/janitorial tasks.

• Familiarity with basic interior/exterior maintenance, hand tools, and cleaning equipment.

• Strong customer service skills and the ability to contribute to a high-quality living environment.

• Attention to detail, problem-solving skills, and decision-making ability.

• Ability to pass a criminal background check.

Physical Demands:

• Ability to bend, stoop, and twist into small areas.

• Ability to bend forward to pick up objects from the ground.

• Ability to reach overhead for extended periods.

• Ability to work outside for extended periods.

• Ability to walk, stand, sit, bend, balance, climb stairs, and lift, push/pull, carry, and/or move a minimum of 50 pounds (up to 100 pounds with assistance).

• General physical ability to reach with hands and arms, stand, walk, and use hands and fingers to handle objects, tools, or controls.
