Porter/Groundskeeper

Position: Porter (Reports to Maintenance Supervisor)

Job description: The primary responsibilities of the Porter/Groundskeeper involve the upkeep of the property in order to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.

Duties and Responsibilities:

Preventive/Maintenance and Safety:

Checks and replaces bulbs in exterior lighting fixtures on a regular basis.

If certified for the pool maintenance, clean and maintain the pool as directed.

Maintains awareness of proper safety precautions at all times.

Constantly observes the condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.

Needs to be aware of all utility meter cut-offs, apartment and fixture cutoffs, sewer cleanouts and common area drain.

Ensures that storage areas remain locked when not in use.

General:

Physically walk the property on a frequent basis and remove litter, debris and pet droppings from the grounds utilizing appropriate tools. It is especially critical that the following areas remain neat, clean and free of litter always.

Pool and furniture, Signage, grounds adjacent to the road, in front of the office.Walkways to and from, and in-between buildings.Parking lots and drives. Fountains and any decorative structures.

Perform trash-out duties at assigned vacated apartments daily. Remove all abandoned furniture, trash, boxes. Transfer to dumpster or storage area, whichever is applicable.

Transfer trash and other items left outside of the dumpster into the dumpster. Pickup and sweep area. Keep dumpster doors closed on windy days.

Detail property on a regular basis. Clean and rake shrub areas; shovel mud when necessary. Use a blower to keep sidewalks and walking areas clean of loose grass and brush.

Repair and replace windows, screens, sliding glass doors, etc. Perform routine maintenance on property as requested by Manager and Senior Maintenance Technician.

Assist with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.

Assist with make-ready duties when requested by Manager or Senior Maintenance Technician.

Help clean and maintain storage areas.

Perform interior and exterior painting duties when requested. Carry buckets of paint from the storage area to the worksite.

Complete minor and routine service requests when requested by Manager and/or Senior MaintenanceTechnician. Follow company procedures when service requests are performed.

Change locks make keys when directed.

Distribute resident communications to residents; e.g., upcoming events, pest control notices newsletters, etc.

Perform work area clean-up and safety-related duties. Keep all common area drains clean.

Assist in keeping grounds neat and free of litter. Rake, sweep, shovel as circumstances warrant.

Perform any additional duties assigned by Senior Maintenance Technician and Manager.

Qualifications:

Must meet all physical requirements and be able to take direction.

Work Hours: 40 hours per week, 8:30 a.m. to 5:30 p.m., Monday through Friday. The weekly schedule may change as required. May be necessary to work weekends

Speaking requirements:

Constant need (66% to 100% of the time) to verbally communicate with staff and residents.
