AJB General Contractor has been operating in the Las Vegas Valley as a commercial general contractor since 1989. We specialize in Commercial Ground-Up, Tenant Improvement, and Design-Build Projects, under $5 million.
The PM/Estimator, under limited supervision, will prepare project cost Hard Estimates, Budget Estimates, and Historical Data Budget Estimates by reviewing plan sets, specifications, site conditions, subcontractor proposals and project requirements. The PM/Estimator manages and administers the construction and on-time delivery of commercial projects while maintaining a high level of client satisfaction and teamwork. The ideal candidate will have a proven background of success in leadership, initiation, planning, design, execution, monitoring, controlling, and closure of a project.

DUTIES AND RESPONSIBILITIES:
- Gather and review proposals, plans, specifications and related documents for new project opportunities.
- Identify and resolve discrepancies by gathering and analyzing information.
- Identify required trades by studying project documents and create subcontractor list for ITB.
- Calculate total project costs and prepare professional proposals for presentation to clients.
- Effectively manage schedules and processes to meet deadlines.
- Participate in the planning and formulation of design alternatives and solutions for assigned construction projects; provide conceptual estimates, feasibility studies, cost estimates, and coordinate the production of basic design plans and construction documents.
- Develop and administer project budgets and fiscal controls, contracts, and quality control provisions; perform project cost estimating and value engineering, as appropriate.
- Oversee all aspects of the day-to-day management of construction projects and monitor and coordinate work.
- Review and interpret proposed designs, architectural drawings, and building specifications for appropriateness to required function and/or company standards and initiate revisions where appropriate; advise consultants and clients as to how best to achieve required results.
- Ensure that project operations are in compliance with the design specifications and within company and jurisdictional entities accepted policies.
- Prepare project specifications and coordinate procurement as appropriate.
- Authorize the issuance of contracts, purchase orders, and change orders, and approve contractor invoices for payment.
- Inspect, approve, and accept completed projects for the company, ensuring conformance with company standards, building and safety codes, and architectural/engineering specifications.
- Professionally represent the company in business with customers, consultants, contractors, and other agencies and organizations.
Requirements
MINIMUM JOB REQUIRMENTS:
Associate’s degree in Construction Management, with at least 5 years of experience that is directly related to the duties and responsibilities specified; or Bachelor’s degree with at least 3 years of experience that is directly related to the duties and responsibilities specified is preferred. Candidates with practical experience in commercial construction, in lieu of a degree, will also be considered.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIREMENTS:
- Knowledge of architectural design and planning principles and procedures.
- Ability to develop and present building estimates and feasibility studies.
- Ability to multitask, organize, establish priorities, and effectively manage time.
- Ability to read schematics, plans, and technical manuals.
- Technical knowledge of building components and their function.
- Strong interpersonal and communication skills (both oral and written) and the ability to work effectively with a wide range of constituencies in a diverse community.
- Ability to negotiate and manage contractual arrangements for the benefit of the company.
- Skills in workflow analysis and management.
- Ability to gather data, compile information, and prepare accurate and timely reports.
- Knowledge of contract documents and specifications.
- Ability to provide technical guidance and/or supervision to architects, structural engineers, and independent building contractors.
- Knowledge of operating practices of construction, architectural, and building firms.
- Ability to foster a cooperative and professional business environment.
- General knowledge of federal, state, and local building codes, ordinances, and regulations.
- Ability to make complex operating, administrative, and procedural decisions.
- Knowledge of project budget forecasting, cost estimating, cost exposure forecasting, risk analysis and fiscal management principles and procedures.
- Skilled in the use of Microsoft Office Suite and construction management software (experience in Sage 100 Contractor is a plus).
