What this job involves
What is your day to day?
Oversee the operation, repair, and preventive maintenance of building water piping/plumbing systems, including the installation of new piping and valves. Determine the frequency of repairs and preventive maintenance required for the systems.
Understand the engineering design and operational aspects of the building and critical support systems, promptly recognizing system shortcomings, troubleshooting issues, and responding to operational and emergency situations.
Monitor the operation and maintain all valves, various equipment such as in line or on demand water heaters, Domestic cold and hot water generation equipment, pumps, valves, piping, SAE mixing valves, lavatory fixtures and inline system filters.
Identify and rectify issues related to plumbing wastewater lines, sanitary drains, and grease traps including clearing obstructions and clogs. Proficiently use waste clearing equipment like plungers, hand augers, hand-operated electric augers, floor-operated drum augers, airsnakes, and drain cleaning machines.
Review equipment logs to ensure proper operation and promptly report any problems or malfunctions as needed.
Investigate malfunctioning equipment including restroom plumbing fixtures and determine the corrective actions required to restore them to satisfactory operating conditions.
Collaborate with clients to schedule equipment downtime for preventive maintenance, aiming to minimize impact on end-users. Analyze the operation of various systems, identify causes of problems or malfunctions, and take corrective actions as required.
Communicate with work order requestors, read and complete work orders, and efficiently close out assigned work orders.
Coordinate with client representatives to understand their needs and schedule repairs, taking into account operational windows.
Ensure that work is performed efficiently with minimum disruption and inconvenience.
Track completion rates and outstanding work orders, prioritizing preventive maintenance, corrective, and emergent work orders for the site (annual, monthly, weekly, and daily). Collaborate with the work order clerk and scheduler/planner to assign work to individuals.
Maintain a clean and safe working environment, promptly addressing all Environmental Health and Safety (EHS) issues. Comply with departmental policies for the safe storage, usage, and disposal of hazardous materials.
Complete all assigned JLL and Client-required training, adhering to established training standards consistently.
Provide recommendations and estimates for facilities repairs and improvements to be included in the annual budget.
Identify all necessary tools, parts, and materials required for assigned work. Review and submit all completed purchase requisitions for the facility.
Complete Hazard Assessments as necessary
Documents work performance and materials procurement as directed.
Perform Vehicle Safety Inspection
Any and all other duties assigned.

It is important to note that flexibility is a crucial requirement for this role. There may be instances where you will be expected to be available for on-call work and work off-hours shifts, including evenings, nights, and weekends. In addition to your main responsibilities, there may also be occasions when you will be asked to assist with general maintenance and support duties as required.
Desired experience and technical skills
Required:
High School Diploma or equivalent
Valid driver's license
5+ years of experience in facilities with a proven track record in areas such as RODI (Reverse Osmosis Deionized Water), lab waste drains, pH water treatment, lab air systems, autoclaves, cage washers, steam traps, heat exchangers, control valves.
Familiarity with piping/plumbing systems, mechanical systems, and boiler controls/operation.
Possession of Journeyman Massachusetts plumber license which demonstrates advanced knowledge and skills in the plumbing field.
Prior experience specifically in commercial and/or industrial plumbing projects is highly desirable, as it involves working with larger-scale systems and complex infrastructure.
Strong problem-solving abilities, including the capacity to identify and rectify plumbing issues effectively, are crucial for a plumber. This includes diagnosing and fixing leaks, clogs, and other plumbing-related malfunctions.
Familiarity with local, state, and national plumbing codes and regulations is important to ensure compliance and adherence to required standards in plumbing installations and repairs.
Good communication skills are essential for effectively interacting with clients, team members, and other stakeholders, as well as for providing clear instructions or explanations about plumbing procedures and issues.
Ability to lift to 50lbs for overhead work and to work at heights safely, ensuring compliance with safety regulations.
Proficiency in safely bending, stooping, kneeling, crouching, crawling, reaching, pushing, pulling, and turning as necessary to perform job functions effectively.
Skilled in using hands, arms, and body to perform tasks and maneuvers required in the role, ensuring the ability to handle tools and equipment with precision.
Capacity to adapt to different work positions and environments, enabling seamless execution of job responsibilities.
Endurance to sustain physically demanding tasks throughout the workday without compromising job performance or safety.
Knowledge and application of proper body mechanics and ergonomics to prevent injury while performing job duties.
Preferred:
Possession of a backflow prevention certification is advantageous, as it allows the plumber to install, test, and certify backflow prevention devices, ensuring the safety and integrity of the water supply system.
Knowledge of water conservation techniques, energy-efficient plumbing fixtures, and green plumbing practices is desirable in order to promote environmentally friendly and sustainable plumbing solutions.
Proficiency in pipefitting techniques, including cutting, threading, soldering, and welding, is valuable for working with different types of plumbing pipes and fittings.
The ability to read and interpret plumbing blueprints and schematics is important for accurately assessing plumbing system layouts and making necessary installations or modifications.
Good communication skills are essential for effectively interacting with clients, team members, and other stakeholders, as well as for providing clear instructions or explanations about plumbing procedures and issues.
A strong commitment to safety protocols and practices is crucial in order to ensure personal safety and the safety of others on the job site, as well as to comply with relevant occupational health and safety regulations.

Estimated compensation for this position is:
64,000.00 - 92,800.00 USD
The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
