Position Summary

The Paralegal - Real Estate and Development supports the real estate and development attorneys and business counterparts. This role would exclusively support the real estate and development functions.

Job Duties and Responsibilities

  • Supports in-house real estate attorneys

  • Reviews title and survey for sites, draft title objection letters and internal memos, communicate professionally with sellers, title companies, surveyors and landlords regarding the same

  • Prepares first drafts of simple purchase agreements, amendments to purchase agreements and leases and other correspondence for review and approval by attorneys

  • Prepares comprehensive closing checklists, closing documents and coordinate internally and externally to achieve efficient closing on real estate

  • Reviews and revises leases, declarations, easements and other real estate and development related contracts

  • Tracks and manages critical dates within contracts

  • Reviews due diligence and responds to due diligence requests

Position Requirements

  • Associates Degree in a related field

  • 5 to 15 years of experience as a real estate paralegal

  • Paralegal certification or degree from an institution with ABA approval

  • Experience in reviewing title and survey

  • Experience in preparing for and managing real estate closings

  • Experience in reviewing and analyzing leases

  • Excellent oral and written communication skills

  • Highly organized

  • Strong critical thinking and analytical skills, including ability to define problems, collect and analyze data, draw valid conclusions and recommend solutions

Preferred Requirements

  • Bachelor's Degree in a related field

  • Experience at a in-house and/or law firm

  • Able to effectively multi-task with tight deadlines independently and on a team with diverse personalities and work styles

  • Self-motivated

  • Able to build strong interpersonal/working relationships with Life Time business unit owners

  • Ability to operate a personal computer, including strong experience with Microsoft Word, Excel, Outlook, and PowerPoint

The Real Estate Project Manager will manage on all aspects of the real estate deal including, but not limited to; creating and running economic models, lease/purchase agreement review, trade area analysis, business plans, team meetings, project narratives, project budgets and market travel. Job Duties and Responsibilities * Provides quality assurance of deal flow by being an integral part of the lease/purchase agreement review and facilitates with other departments work letters, exhibits and identifies concerns from real estate's partners in architecture, development and construction and insures those concerns are reflected in the agreement * Attends team meetings taking notes recognizing issues, gathering information, analyzes and communicates to deal maker the updates and proposed direction/action * Analyzes the market, sub-market area and site information of potential club locations * Provides insights to inform market assumptions, market strategy and membership goals * Prepares and produce real estate lease/sales comparables and financial models * Maintains and updates department key data including membership dues and totals, membership pricing, demographic comparison spreadsheet, and executive site summaries for assigned territory * Maintains solid relationships with assigned territory brokers and consultants * Travels as requested to verify and identify trade areas for markets, shop competition and meet with city officials, broker and owners Position Requirements * Bachelor's Degree in related field * 3 years of Real Estate analysis experience Life Time Fitness Chanhassen MN
