Operations Support Manager:

Pay range: $90-110k

The Operations Support Manager assists specified Regional Managers by focusing on several key areas. This role supports the Regional Manager with reporting requirements, financial performance, property audits, and internal reporting needs. It also involves managing and training for required initiatives and, depending on circumstances, acting as an onsite property manager within the Regional Manager's portfolio. Additionally, this employee possesses specialized knowledge and leadership skills necessary to oversee multiple assets and provide guidance and feedback to the Regional Manager on operational and financial matters.

Essential Duties and Responsibilities

  • Understand and support the organization's mission, vision, strategy, culture, goals and objectives.

  • Review and analyze approved and in place budgets, monthly financials, and assist in meeting the budgeted income, expense, and guidance for achieving leasing goals for the

  • Oversight of the annual budget process for assigned properties as requested by the Regional Manager to be reviewed and approved by Regional

  • Evaluate the financial operations and health of each asset with the Regional Manager and Community

  • Evaluate market conditions for the Regional Manager to determine unit prices in accordance with the market and budgeted

  • Analyze market survey by assessing comps and updating as approved, calling relevant comps, reviewing comps websites, and ensuring utmost accuracy of the market

  • Assist each Community Manager in the development of an annual marketing plan and conduct marketing reviews on a periodic Work with the Marketing Team and Regional Manager to analyze and audit websites, ILS's, locator services for efficacy and make recommendations based on what is effective and what is not.

  • Conducts property visits as deemed necessary to maximize the performance of the asset.

  • Utilize and train on new systems and processes including but not limited to RealPage, Knock, HubSpot, DOMO, HappyCo, LeaseLock, and

  • Monitor weekly knock score and communicate to appropriate persons for improved

  • Manage knock as needed until property performance meets or exceed KPI

  • Check lease files for correctness as well as auditing for commissions and approval of Complete STABS for respective properties.

  • Assist with the Transitions process including associated obligations related to Due Diligence, Acquisitions, and

  • Property vendor compliance and contract review and management

  • Manage HubSpot triggers and task as required by Regional

  • Report all property performance and compliance issues to Vice President of Operations, Regional Manager, and

  • KPI reporting required as requested by the Vice President of Operations, Regional Manager, and

  • Other assignments as given by the Vice President of Operations, Regional Managers

Responsibilities:

  • Supports Regional Manager and responds to highly sensitive staff and resident requests/concerns in a timely, professional

  • Demonstrates customer service skills by treating residents, coworkers, supervisors, vendors, owners with respect, answering questions in a calm, professional, respectful

  • Assists the Regional Manager and onsite staff with responsibilities as

  • Comply with Pegasus Residential policies and compliance

  • Embraces and executes the vision, mission, and beliefs of the

  • Is punctual and present at work when

  • Flexible with the work

Education and Experience Required:

  • Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, and to assist in efficient operations.

  • BA/BS in Business or related field

  • At least three years multi-site apartment experience

  • Computer software experience to include MS Word, MS Excel, MS Outlook, and

  • Understanding of Landlord/Tenant laws and application, familiarity with NAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management

Other Experience:

  • Strong interpersonal and relationship building

  • Solid analytics, critical thinking, and problem-solving skills

  • Impressive forward-thinking, strategic decision-making skills

  • Excellent interpersonal, written, and verbal communication skills

  • Ability to clearly communicate and present complex information

  • 3 years' experience in multifamily real estate

  • RealPage products to include OneSite, Intact, Business Intelligence, Yieldstar Pricing Optimizer, LRO, OneSite, Knock CRM, and HappyCo

Physical Demands and Work Environment:

There will be occasions in which you will be required to conduct unit walks/inspections, walking up/down stairs and covering multi-terrain landscape of property. Out of state travel may be required based on Regional Managers portfolio location.
