Position Overview
The Operations Financial Analyst will be responsible for gathering pertinent analytics on the entire portfolio of apartment communities, communicating those findings to senior level management, owners, investment groups and internal/external customers to assist in making informed financial decisions. The person in this role reports to the President.
Key Responsibilities (Essential Duties and Functions)
As an Operations Analyst, this position is responsible for providing financial analysis, project management and utility data for the portfolio. Analyze financial data trends and make recommendations based upon findings.
This position will work closely with the MBM Executive and Leadership team and interact with Asset Management and the Revenue Management platform.
Meet with VP, RD & Asset team to discuss recommendations and communicate with the appropriate agency to realize appropriate rent levels.
Monitor and report on LIHTC, PBV and market rate rents to maximize revenue.
Obtain and summarize accounts receivable data for executive consumption.
Monitor trends in portfolio performance and build reporting to provide insights on multifamily metrics and Key Performance Indicators (KPI's).
Analyze portfolio results and identify gaps in performance for non-performing properties against KPI metrics.
Provide quarterly asset level and portfolio level financial and variance analysis to include detailed financial reports, financial statements, budgets and investor analysis. Interpret the data and present findings to Executives of the MBC companies.
Prepare and maintain cash flow projections and financial models for the portfolio with Regional Directors and Vice President.
Forecasting and budgeting: Assist in the annual budget development and oversight process, analysis and timely completion. Use historical data, market trends, and economic factors to estimate future revenue, expenses and cash flow.
Assist in creating monthly, quarterly, and annual management reporting packages.
Monthly review of utility data and usage for portfolio to work with facilities and ownership to identify areas of opportunity to realize efficiencies
Prepare annual Utility reporting for housing authorities, Asset Management and other appropriate parties
Assist in the development of portfolio level financial models, reports, graphs, metrics, and other analysis
Work closely with the leadership on special projects
Partner with MBS and VP to complete stabilization calculations for development milestones with lease up communities
Communicate effectively with department leaders, site staff and executives
Other duties as assigned
Additional Requirements
Must have demonstrated strong problem-solving skills and quantitative abilities.
Demonstrated ability to work collaboratively within a matrixed team environment.
Excellent project implementation, organizational and planning skills. Able to work with time sensitive, detail-oriented material and meet multiple deadlines. Has experience managing multiple projects successfully through constantly changing priorities.
Has the interpersonal skills and presence to communicate and interact effectively with all constituencies including with all levels of private and public sector officials.
Experience
Five or more years' experience in rent-restricted multi-family and/or affordable housing or property management
Financial modeling skills and ability to summarize data via Excel functions or Pivot Tables
Strong organizational skills with the ability to coordinate complex activities, prioritize conflicting demands and meet deadlines
Keen analytical skills and attention to detail
Strong business judgment and decision-making skills
Strong interpersonal skills, highly motivated and able to work independently

Excellent verbal and written skills
Experience working with Yardi software or applicable property management software is preferred
Excellent computer skills; must be very literate in Microsoft Office Suites.
Work Environment/Physical Demands
This job operates in a clerical office setting. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.
This position requires manual dexterity, the ability to lift files and open filing cabinets.
This position requires sitting, bending, stooping, or standing as necessary.
