Lead Building Engineer @ JLL- Cardinal Health

Basic Responsibilities

• Manage/facilitate workflow via Corrigo CMMS.

• Scheduling of preventative maintenance and regulatory inspections with a minimum disruption of building operations.

• Completing multiple compliance/regulatory Inspections, checklists, PM's at regularly scheduled intervals and ensuring all compliance documentation that goes with the PM's or inspections are completed and filed. (Cardinal QRA and EHS)

• Self-Perform and/or delegate preventative maintenance tasks to the appropriately qualified outside service providers/vendors.

• Self-Perform demand maintenance tasks/repair work/small project work. OR depending on size/scope, delegate/assign as necessary to the appropriately qualified outside service providers/vendors.

• Ensures that all work performed is accomplished efficiently with a minimum amount of disruption and inconvenience to the client. *provide adequate notification to the client (advanced written notice to the Ops leadership and affected employees)

• Managing third party vendors including scheduling and managing work activities. Be the site POC for service providers and communicate the scheduling to the affected site personnel. In all communications use the "5 W's". Who is going to be on site, what are they going to do, when where and why. This helps you and JLL maintain a positive working relationship across all the operations in the facility.

• Orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.

• Demonstrate the proper use and care of tools and instruments.

• Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials.

• Maintains a clean and safe workplace.

• Recommends and estimates facilities repairs and improvements for inclusion in the annual budget.

• Insures the availability of an adequate operating inventory of tools and supplies.

• Responds to customer inquiries in a timely and professional manner.

• Performs additional duties as requested.

Desired Experience and Technical Skills

5+ years of experience in general building repair and maintenance, equipment troubleshooting, basic plumbing, electrical. Needs to have working experience or have sound knowledge of the following.

• Commercial buildings/systems. This is an office and Distribution Center

• CMMS experience (JLL uses Corrigo platform)

• To communicate well in both oral and written reports.

• Safe working practices

• LOTO, safe Hot Work practices (permits)

• Conveyor Experience

• FLS equipment- fire pump, risers, PIVs

• Emergency Power systems

• Generators, ATS

• Electrical troubleshooting (low voltage, single & 3 phase electrical systems)

• HVAC routine maintenance and troubleshooting skills.

• Universal EPA 608 Certification

• Refrigeration basic maintenance

• Dock Equipment - dock doors, levelers, restraint systems

• Building storage systems

• High Bay racking construction, components

Must Haves

• Candidate must be proficient in use of Microsoft Outlook, Word, Excel, and internet usage and navigation and be able to effectively communicate to the Client.

• Candidate must be able to work independently and effectively to perform duties with little or no direct supervision.

• The job has a set schedule (M-F); however, the candidate must be flexible with schedule to meet the client's needs. There are on-call and 24-7 support responsibilities.
