Summary:

The Operating Engineer will be responsible for performing and directing preventive maintenance and repairs within a local campus. They will ensure that all work is completed in accordance with Jones Lang LaSalle (JLL) standards and guidelines. Their primary goal is to ensure safe, reliable, and efficient operation of buildings, building systems, and equipment within a campus-based complex with multiple buildings in close proximity.

Target Compensation rage - $22 - $24/hr

Responsibilities:

  • Perform hands-on preventive maintenance and repairs on mechanical, electrical, plumbing, building automation systems, card access systems, door & gate systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other tasks associated with the operation of a commercial property.

  • Assist in the identification and implementation of OM&R strategies to optimize building operations and minimize downtime.

  • Execute JLL quality control audits and inspections throughout the territory, providing deficiency reports to supervisors.

  • Provide technical assistance, training, and support to teams within the territory, offering advanced building operation guidance, troubleshooting expertise, and hands-on repair assistance.

  • Manage relationships with team members, contractors, clients, and customers to ensure effective communication and cooperation.

  • Schedule and prioritize work for themselves and others to maximize efficiency and minimize overtime.

  • Conduct performance counseling and management of direct reports.

  • Demonstrate comprehensive knowledge of safe work practices, especially regarding energized work, working at heights, and confined spaces.

  • Recognize, assess, and mitigate or eliminate risks in the work environment.

  • Maintain a deep understanding of applicable codes, laws, and regulations, including NFPA 70E and OSHA standards.

  • Evaluate, train, teach, and coach a workforce comprising of Lead Engineers, Facility Engineers, and Maintenance Technicians.

  • Perform other tasks and duties as assigned.

Requirements:

  • High school diploma or GED equivalent.

  • Comparable work experience or completion of a vocational degree program, apprenticeship, or higher education (college or university).

  • Minimum of 3 years of trade experience

  • Familiarity with applicable codes, laws, and regulations.

  • EPA certification would be a plus

  • Proficiency in using computers and computer programs, including Microsoft Office Suite.

  • Familiarity with CMMS, ABS, and BMS programs.

  • Ability to use handheld electronic devices (PDA, Blackberry, cell phone, etc.).

  • Excellent written and verbal communication skills.

  • Proficiency in creating, modifying, and editing processes, procedures, and reports.

  • Ability to lift up to 50 pounds and perform physical tasks such as bending, sitting, kneeling, squatting, standing, reaching, and lying down as required.

  • Adaptability to work overtime as needed.

  • Ability to work on a campus-based environment with extensive walking between buildings.

  • Ability to work exposed to various weather conditions and at heights of up to six feet.
