Building Operating/Maintenance Engineer- Develop your engineering career at JLL!

The Operating Engineer supports operation, inspection, and maintenance processes to mechanical, HVAC, electrical and plumbing equipment, and systems in a commercial office building.

This position requires the Operating Engineer to be on-site. Local market requirements may vary slightly.

You will work as on-site engineer between two sites - a 70,000 square foot flex-office building in Greater NW Houston and a 50,000 square foot medical office building in Tomball, Texas.

Schedule: 7:30am-4:30pm Monday through Friday + rotating on-call

WHAT YOU'LL DO

• Complete assigned tasks that include but are not limited to:

• painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance.

• Maintain work order system daily and complete any tenant service requests.

• Perform assigned preventive maintenance and inspection tasks.

• Support on-call or emergency response situations (as applicable)

• Support capital projects and tenant improvement construction.

• Troubleshoot all building systems, including electrical, DDC and pneumatic controls.

• Comply with all safety procedures, inspections required by local jurisdictions and client's insurance provider.

• Participate in ongoing technical, safety, and operational process training programs.

• Complete and participate in JLL Operational Compliance Program.

• Participate in annual budget process and perform various administrative tasks as assigned.

• Detailed documentation of building systems and equipment.

• Other projects and tasks to be assigned.

WHAT YOU BRING TO THE TABLE

• 5+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
• Experience with and detailed knowledge of Cooling Towers, Package Roof Top units and general HVAC Equipment required.
• Trade school education, union training, military service or college is desirable.
• Universal CFC EPA certification or interest in achieving within first year.
• Maintenance or Apprentice Electrician's license preferred, required to obtain within the first 12 months.
• Experience using Microsoft Office (Word, Outlook, Excel, Teams)
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 10 feet tall.
• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills
• Ability to work autonomously and independently.
• GSA government clearance required.
• Medical Office experience a plus.
