Job Description Summary
Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Gain a complete understanding of the following items:
Facility layout and operation of MEP systems and the ability to illustrate site specific system one-lines with good accuracy.
Equipment nomenclature standards and equipment locations
Facility drawings and equipment specifications
Equipment sequence of operations (SOO's), standard operating procedures (SOP's), and emergency operating procedures (EOP's).
Customer SLA's and engineering specific lease obligations critical to data center operations
Operate, maintain and trend the Building Automation Systems (BAS) which can include HVAC, Lighting, Utility services, Fire Alarm systems, Weather, Miscellaneous equipment statuses.
Contribute to corporate communication if "incidents" during shifts; provide timely updates as information is received under direction of the shift lead.
Instruct the team on alarms and actions, working directly with other operators, leads and operational staff.
Corresponds directly with clients by face to face, electronic, or telephone communications to service client inquiries promptly and with a high level of customer service.
Generate, dispatch, and close out service requests as necessary from the CMMS queue and provides coordination of services through multiple service providers to maintain the integrity and efficiency of building systems and comfort to the building occupants.
Produces clear and professional email correspondence to our clients and facilities management teams with comprehensible summaries of facilities issues.
Functions in a proactive and predictive manner to identify building problems prior to escalation to building availability incidents.
Coordinates non-maintenance service requests as a backup for the Customer Service call center: such as shuttle bus, workstation ergonomic test scheduling, conference room scheduling, Audio/Visual coordination.
Additional responsibilities as assigned.
Strong computer competency with the ability to quickly become proficient in new software packages (Required)
Strong interpersonal, presentation and communication skills. Ability to respond effectively, verbally in writing to sensitive issues, complex inquiries or complaints. (Required)
Detail oriented with strong organizational skills (Required)
Proficiency in Microsoft Word, Excel, and Outlook (Required)
Basic understanding of emergency situations and escalation processes. (Required)
Customer Service experience (Highly Preferred)
Technical knowledge of building design and system operations (Preferred)
Experience dispatching, coordinating, and corresponding with multiple maintenance activities (Preferred)
Understanding of Computerized Maintenance Management Systems (CMMS), Data Center Infrastructure Management (DCIM), and power metering systems (Preferred)
High School Diploma of GED Equivalent
Graduate of apprentice program or trade school (preferred)
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders).
Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
