Work is mainly performed at DOTD HQ, but may be performed at any of the HQ satellite offices as needed. Work may be performed in or out of doors in a various weaher conditions or at differing heights depending upon the nature of each assignment.

MINIMUM QUALIFICATIONS:

One year of experience in the operation, repair and/or maintenance of large commercial or industrial stationary engines or mechanical equipment such as air conditioning, heating, refrigerating, pumping, generating, chillers, or closely related systems.

SUBSTITUTIONS:

Training in commercial air conditioning, refrigeration or diesel mechanics will substitute for the required experience on a month for month basis.

NOTE:

Incidental duties in operating or maintaining one's own heating, air conditioning or related equipment will not be considered as qualifying experience.

NECESSARY SPECIAL REQUIREMENT:

For those positions in which incumbents will be working with and handling refrigerants, possession of an appropriate EPA refrigerant recycling and recovery certification for technicians will be required (as required under Section 608 of the Clean Air Act, 1990).

Function of Work:

To operate, regulate, monitor, service, and maintain ventilation, refrigeration, heating, and related machinery and equipment, including pumps and other utility systems.

Job Distinctions:

Differs from Operating Engineer 2 by responsibility for boilers or power plants of less than 150 horsepower.35% Performs skilled mechanical work as a sole operator on a rotating 12 hour shifts, 24 hour shifts/day, 365 days/year. Examples include the operation and maintenance of all heating ventilation and air conditioning equipment including pumps, boilers, cooling towers, power generators, and all other central plant equipment.

25% Operates and monitors equipment utilizing computer operated, centralized, energy management software systems which automates and controls the building's heating ventilation and air conditioning throughout the multi building complex: Monitors security equipment such as CCTV and access control systems. Shift Operator is in charge of building security during unoccupied hours of operation, maintaining a secure building, granting access to authorized employees etc.

20% Reads gauges to check water temperature and levels, voltage, amperage and other operating conditions of HV AC and Power generation Equipment Maintains daily logs and records of heavy industrial equipment such as boilers, chillers, etc. Performs preventative maintenance and maintains documentation of all mechanical equipment.

10%Assist contractors with repairs in central plant equipment. and all HV AC related equipment. Services and makes minor repairs to air handlers and other plant machinery.

5% Monitors chilled boiler and domestic water to maintain proper chemical levels to reduce the risk of corrosion buildup, and tostop the growth of algae and other harmful bacteria accumulations. Works with and assists the water treatment consultants and engineers in the treatment of each water system.
5% May be required to perfonn other duties as necessary including, but not limited to, emergency/ disaster support activities. May be required to remain on duty several days at a time during such disaster or catastrophe when travel to and from jobsite is limited or impossible.

The incumbent is required to possess the following specialized knowledge, skills, abilities, as well as maintain the following licensing to operate the following equipment:

  • Must be knowledgeable in the opera1ion of heating ventilation and air conditioning

 • Have a background of computer skills including Energy Management Software

  • Be able to answer calls being polite and courteous to diagnose and rectify problem situations

 • Operate heavy machinery including, but not limited to, boilers, chillers, pumps. motors, emergency power generating equipment. etc.

  • Total chiller capacity - 1890 tons of cooling not including small reciprocal units • Domestic Hot Water boilers- 729.000 BTU/HR with 245 gallon holding capacity

  • Five tube boilers- 10,500,000/BTU/HR with heating surface of 1250 square feet
