Responsible for performing general maintenance of buildings and grounds at HOA residential communities, under direction of the Maintenance Director.

Duties include:

  • Perform preventative maintenance and routine maintenance.

  • Ensure completion of work orders using work order system.

  • Doing maintenance, janitorial and grounds work throughout the Community Associations.

  • Doing and completing periodic inspections of grounds, common area buildings and structures.

  • Inspecting the Association on a regular basis and advising the supervisor of needed repairs, improvements and safety issues.

  • Basic Construction skills: sheet rocking, taping and painting.

  • Repairing locks.

  • Repairing plumbing connected with sinks, commodes, tubs and showers.

  • Maintain excellent relations with owners/residents through fast, well-done, efficient work completion


  • Strong maintenance experience.

  • Must have own tools and transportation.

  • Must be able to speak, read and write English.

  • Excellent people skills.

  • Must have valid driver license, proof of current insurance and vehicle registration.

  • Must be able to pass criminal background check and drug screen.

  • Must be a proficient problem-solver.

  • Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general.

  • Carpentry, Concrete, Doors, Drywall, Fencing

  • Cleaning, Gutters, Locks, Plumbing, Painting

  • Experience and skills with simple electric maintenance is a plus, but not necessary.

  • Pool maintenance experience is a plus, but not necessary.

VIEW JOBS 1/16/2019 12:00:00 AM 2019-04-16T00:00 Overview Facilities and Maintenance Technician III - on 3rd shift Under minimum supervision, the Facilities & Maintenance Tech III is responsible for the maintenance, calibration, trouble shooting and repair of all Production and other equipment in the facility and for technical support. In addition, is responsible for hands-on troubleshooting/repair, hands-on service, and documentation of Facilities Equipment and for the coordination of Facilities services in the Clearwater Facility. Responsibilities Manufacturing Support: Responsible for maintaining all facility and manufacturing process equipment by performing trouble shooting, preventative maintenance, routine repairs and calibration with minimal down time. Installation, modification, set up and/or qualification of any new or relocated equipment. Facilities Support: Investigate; report and correct unsafe areas and conditions in the Clearwater facility. Troubleshoot, repair and perform preventative maintenance of facility support equipment with minimal downtime. Contract vendors or contractors with equipment problems. Perform and assist in general physical activities related to facilities such as painting, small dry wall repair/construction, repairing piping, installing piping, unclogging sewer drains, replacing facility/building/office components and doing basic carpentry. Technical Support: Competently used computers and/or machine interfaces to access, maintain and/or acquire data. Mathematical ability to perform and/or understand the calculations used in qualification and procedures. Ability to read and interpret blueprints, specifications and technical data. Project Support: Provide support and suggests areas of potential efficient improvement to reduce operating costs, quality and/or productivity. Generate documentation in accordance with regulatory guidelines for medical devices. Assist in the commissioning, installation and decommissioning of equipment and the execution of validation protocols. Other duties and responsibilities include: Modifies duties associated with the job to meet special requirements. Available for on-call emergencies. Once trained, be a member of the Emergency Response Team. Ensure safety policies are adhered to. Cross-train Production personnel, other Level III and lower technicians in a timely and professional manner. Assist in Machine Shop as needed. Qualifications Associate degree or the equivalent through specialized training required (relevant on the job training or certificate). Special Skills: Organizational skills are a must with a high mechanical and electrical aptitude. Ability to troubleshoot analog and digital circuits to a component level. Knowledge of controls and control systems to include Programmable Logic Controllers and A/C Inverters. Interpersonal skills and ability to interface with all Departments and levels, to work in teams or independently and communicate effectively.
