Job Description Job Description Locations: (travel will be required between locations) 1625 N. 39th Ave, Phoenix, AZ 85009 1300 S. 10th Street, Phoenix, AZ 85034 Position Summary: Performs a variety of semi-skilled and skilled work in several areas of the building trades and groundskeeping in order to repair and maintain assigned buildings, equipment, and facilities operated by Wesley Community & Health Centers.

Responsible for the coordination of building services and systems, (such as HVAC, MEP, and Fire Inspections). Essential Duties and Responsibilities: To perform this job successfully, an individual must be able to perform the following satisfactorily; other duties may be assigned. Coordinates and schedules small to mid-size projects, repairs, and renovations. Performs a key role in the oversight of structural maintenance and building operations. Gathers information and participates in the evaluation of vendors and awarding of maintenance service contracts.

Oversees outside vendors who have been awarded service contracts. Performs and documents semi-annual required verification for all contracted health center vendors with the Wesley Health Center’s Chief Operations Officer (COO). Assists with oversight of preventative maintenance programs and recommends new preventative maintenance items. Ensures cleanliness of facilities with the housekeeping staff.

Coordinates inspections to ensure compliance with codes and safety regulations. On-call for building emergencies. Interacts with others resolving day-to-day maintenance concerns.

Coordinates security systems and/or other necessary safety programs. Inventory management and purchasing of maintenance supplies for all facilities. Oversees the workflow of subcontractors involved in small - to mid-size projects and repairs.

Assists with coordinating office moves. Maintains exterior areas, including turf, shrubs, trees, granite, and weeding. Installs and maintains irrigation systems.

Assembles and repairs furniture, toys, and equipment. Performs basic grounds-keeping duties such as trimming of grass, trees and shrubs as required. Performs preventive maintenance and emergency repairs at all site locations.

Empties exterior trash cans. Sweeps, mops, and polishes floors. Other duties as assigned.

    Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.     Education/Experience – Minimum three years facility experience required.A good understanding of property maintenance, methodologies, and processes. A good communicator, with a track record of well-organized methodical work patterns. Able to work autonomously and react quickly in high pressured situations.

    Familiarity with building trades, construction methods and materials, HVAC systems, mechanical, electrical and plumbing (MEP) systems, repairs and maintenance. Familiarity with medical waste disposal and health center janitorial services.

    Experience working with outside vendors under contract for maintenance services.

    Effective problem solving and interpersonal skills. Ability to work independently and without immediate supervision Language Ability – Read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Write routine reports and correspondence.

    Speak effectively with employees, contractors, and vendors. Mathematical Ability – Add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Compute rate, ratio and percent, and draw and interpret bar graphs.

    Reasoning Ability – Apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Deal with problems involving several concrete variables in standardized situations. Computer Skills – MS Office and MS Office 365 Certificates and Licenses – Fingerprint clearance card.
