Job Description

The Office Development Analyst provides support to the Office development team, to include, but not limited to; preliminary transaction underwriting, preparation of investment briefs, market feasibility analysis, coordination and execution of the due diligence process, tenant/client interaction, site acquisition, oversight of development partners, contractors and other 3rd party vendors (leasing, management, construction management, environmental, etc.), and all aspects of the development process as deemed appropriate and/or needed.

Essential Duties:

  • Prepare detailed financial analyses of proposed developments including, but not limited to, the preparation of development budgets and 10-year cash flow pro-formas and procedures. Incorporate the procurement of detailed market assumptions into discounted cash flow models for alternative investments or scenario comparisons.

  • Coordinate internal approvals including the preparation of investment briefs and cash flows as necessary for approvals. Work with senior management, third party consultants, and financing sources to structure real estate deals and terms that meet USAA Real Estate's risk and return criteria.

  • Coordinate development activities with existing and potential partners to include the preparation of pro-forma financial assumptions, assisting supervisor in the formation and structuring of joint venture and investment structures, and implementing USAA Real Estate required due diligence and closing procedures on land acquisitions.

  • Cultivate new brokerage, tenant, and developer relationships and assist with the expansion and maintenance of existing relationships

  • Coordinate with the legal department, field personnel and other due diligence vendors.

  • Coordinate and assist with the marketing efforts of USAA Real Estate's Office development projects.

  • Perform feasibility studies for various projects and continually monitor market conditions to help identify opportunities in the marketplace.

  • Maintain project status reporting database.

  • Provide support to the development projects to include, but not limited to, the functions of venture, legal, leasing, design, construction, construction management, material testing, development, and transition to Asset Management upon project completion.

  • Assist with dispositions of various assets as required.

  • Contribute to the improvement of existing processes and promote the adoption of best practices as related to the above duties and responsibilities.

  • Provide secondary support to the Acquisitions and Capital Markets departments as required. May also support other departments with various projects related to Asset Management, Portfolio Management, and Dispositions.

Minimum Qualifications:

  • Bachelor's Degree in Finance, Real Estate, Economics or related field.

  • 1 3 years of commercial real estate industry work experience.

  • Relevant Development and/or Brokerage experience preferred.

  • Solid understanding of financial analysis concepts.

  • Ability to travel if necessary. Ability to regularly work extended hours.

  • High level of proficiency in Excel and Argus Enterprise.

  • Accuracy and attention to detail.

  • Ability to prioritize assignments to meet numerous deadlines.

  • Excellent analytical, quantitative and problem-solving skills.

Physical Requirements:

  • Regularly required to sit for extended periods of time; frequently required to stand, walk, and use business equipment daily such as computer, copier, fax, telephone, etc.

  • Frequently required to reach overhead, bend, and lift objects of up to 25 lbs.

  • Ability to handle stress caused by multiple priorities, and other unforeseen situations associated with the organization.

  • Eyesight and hearing must be correctable to standard level.

This person will be responsible for managing all aspects of the Raisers Edge database including, but not limited to: data input, creation of lists, queries, imports and exports, special reports, setup and maintenance of database, integrity and completeness of the data. The Database Manager will work under the direction of the Director of Development. Position Responsibilities The following position responsibilities are essential functions of the position. These are not the only responsibilities. Successful job applicants will be able to perform these essential functions with minimal supervision: * Process all gifts, including entry, acknowledgement, and receipting; prepare deposits and process with accounting office * Implement and maintain optimal database structure through the consistent use of industry best practices. Leverage hardware and software solutions intelligently to obtain maximum ROI. Ensure best usage of database fields with regard to limitations, overhead, and security. * Create and maintain all user accounts. Must initially set up all user accounts with user name and password. Must ensure that each user has a customized view of the database to match their specific needs and to provide security for the database users from one organization cannot view confidential data for another organization. * Responsible for the security of the database by restricting each users access to the account and assuring each has the proper rights to view or change data * Responsible for the integrity of the database by making sure the data is reliable, valid, and consistent * Create and pull reports. Due to the complexity of the database, the Database Manager is often responsible for providing information through reporting in order to show historical data, projections for the future, statistical information, or information to help make a sound organization decision. * Manage and send e-blasts created by various offices; import results into constituent records * Oversee creation, monitoring and updating Online Express Events * Import information as needed. Due to the nature of the database and the users that it serves, large amounts of information are often sent to development for entry into the database. In order to increase efficiency, this information would be imported only by the Database Manager. * Monitor and implement software updates * Provide assistance or training to all Raisers Edge users as needed. * Maintains liaison with Chancery IT department. * Assists in mailing pledge statements, thank you letters, and special mail projects. * Works with data entry and software vendors. * Assists in researching and resolving questions of donors, pastors and parishes concerning donations and donor records. Supervisory Responsibilities The Database Manager supervises three to seven data-entry staff members. Requirements/ Qualifications * At least three years of experience and thorough working knowledge of Raisers Edge software * Ability to write reports, business correspondence, and procedure manuals * Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public * Up to date understanding of database development methodologies and tools * Hands on technical skills in security administration * Demonstrated management and training experience * Strong analytical and problem solving skills * Excellent communication skills * Bachelors degree preferred Archdiocese Of San Antonio San Antonio TX
