Under the direction of the Regional Sales Manager, the New Home Sales Consultant is responsible for selling and managing new home communities.
Essential Functions
Meets with prospective buyers and shows available home sites
Promotes and sells communities via referrals, cold calls, networking, advertising, marketing plans etc.
Manages model home/sales center and assist Superintendent and Warranty Department representatives in maintaining model and spec homes and community
Provides pricing on homes, structural and custom options
Prepares agreement of sale according to company requirements
Obtains, provides and monitors documentation regarding deposits, mortgage, commitments, and appraisals
Assists with schedules and provides required documentation for appraisals
Attends settlements as needed
Maintains and manages customer files and prospect's files
Develops networking and referral relationships with area brokers, co-ops, and other business partners
Maintains and updates MLS information
Prepares competitive market analysis when needed
Completes weekly traffic and "Community Update" reports
Assists notifying internal and external marketing representatives when marketing materials are needed
Updates photos for marketing and MLS purposes and coordinate photo shoots with outside photographer when needed
Attends and participates in Sales Team meetings
Ensures model home/sales center is open on time and staffed when New Homes Sales Consultant is absent. On time is noted as a minimum of 15 minutes prior to the posted sales hours
Meets weekly with Superintendent to monitor specs and new homes in progress
Coordinates installation of directional signs as townships allow
Other duties as assigned
High School Diploma/GED required
Associates degree preferred
2+ years of solid sales and/or customer service experience required
New Home Sales experience required
Excellent customer service and problem-solving skills required
Self-starter with competitive nature and goal-oriented focus required
Strong negotiating skills required
Excellent communication skills, both verbal and written required
Excellent follow through and accountability skills required
Ability to work independently required
Ability to prioritize task and to manage time efficiently required
Ability to perform in a busy, changing, multi-tasking work environment required
Proficiency in Microsoft Office including Word, Excel, and Outlook required
PA Real Estate license required
Working Conditions
Professional office setting
The expected work hours are to report to work at a consistently scheduled time and is seldom absent from work
This position requires later hours, which include evenings and weekends to cater to the workload
Some travel required
Requires the ability to staff the model home/spec homes hours
Physical Requirements
Primarily seated. At times, this position may require bending, squatting, kneeling, standing, walking, reaching, pushing and pulling. Occasionally, there may be lifting up to 25 pounds
Frequently, you must be able to read and comprehend, write effectively and professionally, perform minor calculations, orally communicate with all levels within the organization, reason and analyze data
The main equipment/machinery used is the computer, telephone, printer, and scanner
