Toll Brothers Apartment Living seeks a National Director of Leasing to oversee leasing operations across the country. This position will be based in our office located in Washington, DC.

The National Director of Leasing oversees the direct sales effort of the property leasing teams within Toll Brothers Apartment Living division. This position is responsible for the on-property leasing teams' sales productivity.

With an emphasis on lease-up activity and using industry key performance indicators, this professional will also oversee the daily, monthly, and quarterly performance of each individual, the properties and their teams. The current national portfolio is 12 properties, with 30 being added over the next three years.

The candidate will align with the branding and marketing efforts to maximize revenue of the division and focus exclusively on the training and productivity of their department. They will lead by example and along every step of the sales process, provide insight, encouragement, and assistance. Whether the asset is self-managed or third-party, this position is responsible for the success of our leasing efforts.

This candidate will educate, train, and elevate the direct sales process. They will teach and coach on customer relationship management and demonstrate daily the importance of follow-up, personal telephone calls, and personalized tours. Additionally, this person will oversee the vetting, selection, and implementation process for new leasing and customer management technologies.This is an excellent opportunity to join one of the nation's most respected Fortune 500 companies!

  • A Bachelor's degree in Business, Marketing, or Real Estate is required

  • 7+ years of experience in multi-family/hospitality or sales related field

  • 3+ years of asset management experience

  • Experience in major leasing information management systems

  • Specific knowledge and proven track record in sales and leasing sales management

  • Ability to source, mine, and share KPI data and market competitive knowledge

  • Manage oneself with precision and manage a team with empathy, but in a results-oriented and customer-centric environment

The Leasing Coordinator is the leader of the sales team and serves as the link between community management and leasing efforts. As a leader, you will encourage teamwork by motivating, developing and supporting the Leasing Consultants. A Leasing Coordinator is responsible for providing resident relations, assisting the Community Manager with day to day operations and may help with community bookkeeping as needed. Our ideal candidate must demonstrate the ability to build lasting relationships and solve problems with an out of the box approach, while continuing to support Camden in being an industry leader. Essential Functions: * Serves as a leader for the leasing consultants by applying creative sales strategies to motivate the team and reach occupancy goals * Collaborate with Community Manager in creating goals to better serve our customers, maximize performance and surpass our competitors * Utilize and establish creative marketing and social media strategies to increase property traffic * Manage the leasing process from tour to move-in including closing the sale, completing lease documents and inspecting units to ensure a great "move-in experience" * Showcase the value of the community features as they relate to the customer needs * Use a customer focused attitude year round to ensure a smooth renewal process for existing residents * Support occupancy and retention goals by following up with potential and current residents * Monitor closing ratios, community leads and ensure accuracy of lease paperwork * Oversee the preparation of weekly market surveys of comparable and/or competing properties * Generate pricing for renewal offers and manage the renewal process * Use exceptional multi-tasking skills to streamline processes and effectively manage daily tasks of the sales team * Collaborate with team members to plan and organize resident events * Create and maintain excellent ongoing relationships with potential and current residents * Use problem solving skills and best judgement to handle unpredictable situations as they arise * May be required to assist in other projects and activities as needed Requirements: * Bachelor's degree preferred * One year of leasing experience in residential property management; supervisory experience preferred * Ability to meet and exceed sales and customer service objectives * Ability to work a varied schedule including weekends and holidays as required * Proficiency in Microsoft Office Suite including Word, Excel & Outlook * Strong written and verbal communication skills * Attendance and punctuality is essential for success in this position * Positive attitude, strong work ethic and ability to lead and motivate others * Must possess professional written and verbal communication skills * Bilingual in Spanish is a plus And here's the fine print HR wants you to know: * Job is intermittently sedentary but requires mobility (i.e., climb stairs) to tour, show, and inspect apartments on a daily basis * Will use some repetitive motion of hand-wrist in using computer and writing * Must have normal range of vision to complete applications, leases, general paperwork and handle computerized bookkeeping duties; hearing and speech to communicate with residents, vendors, supervisors and coworkers on the telephone or in person on a regular basis * Must handle stressful, urgent, novel and diverse work situations on a daily basis * Emotional stability and personal maturity are important attributes in this position * Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, etc.) when touring community * Hazards can be avoided with proper lifting techniques, SDS and general safety training * Will be regularly called upon to work long hours and odd schedules (including weekends) * Position requires periodic travel by automobile to handle work-related activities * May require airline travel, out-of-town and /or overnight trips * Attendance and punctuality is essential for success in this position * Contact your HR team for the position's Physical Demands Analysis This job description is not an all-inclusive list of duties and responsibilities.
