GENERAL FUNCTION: Performs a wide range of duties related to the underwriting of residential mortgage loans. May also be responsible for the leadership of an underwriting team.Rendersunderwritingdecisionsandsubsequentclearingconditionstoensurecreditguidelines are met. Proactive in communicating the decisions to the Loan Originators, as well as serving as a resource to Residential Mortgage personnel on underwriting questions. Ensures team follows determined workflow, there by meeting service level agreements that have been identified. Responsible for not only ensuring productivity levels of the team are met, but also ensures credit quality meets all defined standards. Handles complex underwriting decisions requiring senior knowledge and/or unique problem solving abilities.

Responsible and accountable for risk by openly exchanging ideas and opinions, elevating concerns, and personally following policies and procedures as defined. Accountable for always doing the right thing for customers and colleagues, and ensures that actions and behaviors drive a positive customer experience. While operating within the Bank#s risk appetite, achieves results by consistently identifying, assessing, managing, monitoring, and reporting risks of all types.


  • Utilize all systems in place, including automated underwriting to underwrite files in a timely manner.

  • Underwrite conventional, portfolio loans, and FHA/VA loans.

  • Underwrite simultaneous second lien/home equity loans in appropriate origination system, within approved RCC lending authority.

  • Manage expected service levels related to decision and condition clearing.

  • Update information on processing and underwriting systems to verify, add, delete or waive conditions.

  • Contact Loan Originators with the decision on the loan immediately after underwriting the file.

  • Monitor quality levels of each underwriter to ensure adherence to standards.

  • Ensure team is providing a high level of customer service to internal and external customers.

  • Determine success rate of meeting certain benchmarks, and update required team performance reports.

  • Retrieve, review, distribute, and discuss reports related to the underwriting team.

  • Monitor compliance issues, including that all team members attend required meetings and that all staff are in compliance with state and federal regulations.

  • Provide feedback to other staff and loan officers.

  • Demonstrate leadership skills as a team player by providing superior customer service, being flexible and approachable.

  • Responsible for appropriate section of HMDA Worksheet.

  • Review exception reports to ensure completion of all tasks.

  • Serve as an intermediary for loan issues with the Regional Sales Managers.

  • Actively participate in ongoing efforts to continually improve customer service for internal and external customers.

  • Perform personnel tasks for the team such as time sheets, coaching, and identifying training needs.

  • Assist in training new hires.

  • Maintain knowledge of Fifth Third Mortgage Company policies and procedures in addition to private investors, government investors and portfolio Credit Policy and Guidelines.

  • Consumer lending credit authority is commensurate with consumer lending authority guidelines and business need.

Four year degree or equivalent experience required.

Must have five (5) years experience in Underwriting.

In-depth knowledge of conventional, government and portfolio lending guidelines .FHADE, VALAPP preferred.

Must have demonstrated ability to analyze complex loan requests including cash flow analysis of business and personal tax returns.

Knowledge of the complete mortgage lending process.

Knowledge of financial analysis techniques.

Previous management experience preferred.

High degree of attention to detail. Demonstrated organizational skills.

Demonstrated leadership skills.

Strong written and verbal communications skills. Demonstrated teamwork and customer service skills.

Strong PC skills(MS Office)required

Must have experience with Mortgage origination systems, platforms tools and technology.

Ability to analyze policies, procedures and guidelines in a way that maximizes productivity but protects the level of risk desired.

Ability to make decisions in a time

Ensure compliance with state and federal regulations, company policies and established Standard Operating Procedures (SOPs). Manage construction loans in process and repair escrow accounts; analyze and disposition draws submitted for approval. Work within a team to ensure loans progress through the pipeline efficiently and effectively and that loans close within the rate lock period. Principal Accountabilities Accurately underwrite files to ensure underwriting and appraisal unit volume repurchase and indemnification by an investor or agency are below defined targets and completed within the required timeframes. Represent the Bank to both internal and external customers in a courteous, professional manner in face-to-face, written and telephone communications. Accountable for adherence to compliance standards including Bank Secrecy Act (BSA), quality of documentation, timeliness and volume of loans closed. Actively protect confidentiality of customer and account information. Demonstrate Horizon Bank's commitment to the communities in which we serve through active involvement in local organizations and events. Duties * Underwrite loans submitted to the Underwriting Que by the processor * Examine and verify authenticity of documents submitted for determination within the established timeframe * Review documents to ensure all Red Flags have been addressed and mitigated * Analyze, review, document and approve all income, asset and credit documents in the file. * Analyze loan details and borrower relationships with Horizon Bank to determine if Aggregate Credit Exposure (ACE) or Exception Worksheets must be prepared and approved * Analyze, review, document and approve appraisals with regard to comparable selection, exhibits, attachments and methodology using CU, VA LSAM and FHA EAD * Adhere to the SOP guidelines for underwriting loans, clearing conditions, approving and denying loans and approving construction loan draws. * Adhere to Retail Mortgage Policies including but not limited to Loan Authority, Desirable Loan Types, Market Area-Geographic, Underwriting Criteria, Construction Loans, Construction Loan Disclosure, Approvals/Adverse Actions, Real Estate Appraisals/Appraiser Independence, Undesirable Properties, Survey Requirement, Title Insurance, Hazard Insurance, Mortgage Insurance, Flood Insurance, and Escrows. * Minimize stipulations by underwriting files to investor and agency overlays; clear stipulations within the specified period * Responsible for Reg B compliance, ensuring accuracy and timeliness of adverse action decisions * Input data in AUS (Automated Underwriting System) for data integrity * Communicate regularly with internal and external customers regarding progress of loan approval, loan conditions, appraisal approvals and denials. * Report suspicious transactions or unusual occurrences to supervisor. * Conduct and document periodic audit findings presented by internal audit, outside audit companies, Mortgage Insurance companies, Investors and/or Agencies as requested. * Perform all work in compliance with established regulations, policies, Standard Operating Procedures (SOPs), and instructions. * Maintain customer confidence and protect bank operations by keeping information private and confidential. * Attain and maintain all required certifications. * Participate in ongoing skill, compliance, product, market, risk management and security training as required for the position and apply knowledge in performance of daily tasks * Provide coverage for Consumer and Mortgage Appraisal Review Specialist and adhere to job responsibilities as needed. * Other duties as assigned Qualifications & Skills * High school diploma or equivalent required; college degree in business, finance or related field of study preferred. * Minimum of 2 years' experience underwriting mortgage loans to secondary market and agency guidelines and 2 years' experience in mortgage loan appraisal review * FNMA Desk Top Underwriter, FNMA Collateral Underwriter, FHA DE and LAP/SAR preferred * Thorough knowledge of mortgage loan programs and industry standards as they relate to retail mortgage lending * Exceptional organization, time management and follow-up skills.
