Under general supervision, performs a variety of duties to ensure proper set up and servicing of mortgage loans. Responsibilities include administration of escrow accounts, adjustable rate loans, payment posting, payoff processing and accounting. Provides courteous and professional customer service to callers, answers questions, and researches and resolves problems.
Job Duties and Responsibilities:
Reviews data and sets up loans moved to servicing via interface with Empower. Determines proper escrow payees for state, county and insurance carrier and sets up escrow lines accordingly. Runs escrow analysis to confirm financial data and verifies correct payment amounts, dates, and addresses. Enters data necessary to register loans in MERS (Mortgage Electronic Registration System).
Ensures new adjustable rate mortgage (ARM) loans are entered in the system with the correct rates, indexes, change dates, ceilings and floors. Reviews monthly change reports to ensure adjustments are accurate and notices are sent to borrower according to the terms of the note. Reviews weekly and monthly reports to confirm loans are analyzed in accordance with loan terms.
Ensures accurate administration of escrow accounts. Keys data and advances funds for payment of insurance and taxes. Reviews escrow analysis to ensure payment adjustments are within tolerance. Ensures accounts with expired or cancelled insurance are reviewed and, if required, coordinates with force place coverage vendor. Tracks non-escrow accounts for proper insurance coverage. Resolves customer issues related to escrow.
Receives mail and CheckFree payments and posts to accounts or returns as appropriate. Reviews rejected payments and payments in suspense to determine reason and corrections required to post. Identifies servicer for payments received on released loans and forwards accordingly.
Responds to internal and external calls and provides courteous and professional service to callers. Answers a variety of questions especially regarding escrow, payment posting, ARMs and payoff information. Strives to resolve most customer questions and issues during the call.
Prepares written payoff quotes as requested. Prepares release documentation, sends for recording per each state's statute., and mails paid documentation to borrower.
Each team member is expected to be aware of risk within their functional area. This includes observing all policies, procedures, laws, regulations and risk limits specific to their role. Additionally, they should raise and report known or suspected violations to the appropriate Company authority in a timely fashion.
Performs other related duties as required.

Good communication skills, especially verbal
