Processes 1st and 2nd mortgage loans in accordance with established policies and procedures and appropriate guidelines; provides strong oral and written communication and support to originators and customers
- Reviews loans in process daily with the ability to prioritize files according the mortgage contingency dates and rate lock expiration dates. Performs a diligent and thorough review of income, credit and asset documents to determine eligibility.
Initiates a welcome call and missing items letter within a reasonable time frame from receipt of the loan file (estimated 48 hours). Completes applicable agency income calculation forms accurately. Orders services required for the loan process. (i.e.: flood certification, appraisal, automated underwriting etc.) Provides follow-up on a consistent basis with originators, borrowers, the closing department and agents to complete processing. Responds to inquiries from originators, agents, the closing department and borrowers regarding status of loans in process.
Maintains and accurate and complete continuing history of the loan file via conversation log entries. Re-discloses the loan in compliance with applicable changed circumstance. Gathers needed documentation as applicable, such as tax returns, business tax returns, W-2's, pay stubs, homeowner's insurance declarations, recent tax bills, HOA fee stubs, mortgage statements, divorce decrees, property settlement agreements, and any other documentation deemed necessary by underwriting. Sends necessary documents such as disclosures (in the case of home equity loan and home equity line of credit applications), revised disclosures, consumer explanation letters, commitment letters, and flood notices
Organizes the documents in the file so that they will be properly seen and understood by the underwriter. Corresponds with the borrowers, loan officers, and underwriters to keep the process moving and resolve any outstanding issues.
Maintains a complete paperless file through the loan origination software accurately. Maintains status of all files in process and updates as needed; keeps abreast of all FHA, VA, and conventional guidelines and changes that may affect loan status. Complies with all provisions of the Bank Secrecy Act. Performs other duties as assigned.
- Two to four years related experience or equivalent. High school diploma or equivalent required.
Bachelor's degree preferred. Thorough working knowledge of real estate documentation, policies, compliance, and procedures. High level of proficiency with mortgage loan processing and underwriting systems.

Ability to effectively communicate with people at all levels and from various backgrounds. Prior experience with systems such as Encompass and Outlook are a plus.
