Mortgage Loan Processor

Position Summary:

A developing processing position working closely with a senior level Loan Processor or Loan Processing Manager to develop the skill and knowledge necessary to facilitate mortgage loan approvals from Mortgage investors and underwriters. Developing ability to spread and calculate all types of income including tax returns for self-employed Borrowers, both business and personal.

Working through and training on guidelines and other investor requirements for different loan types and programs. Prepare the loan file for submission to underwriting and include required elements for the mortgage loan closer to prepare the required closing disclosure. Ensures that all credit packages meet quality standards for completeness, accuracy and timelines established for the loan type.

Performs all duties in accordance with established lending objectives, policies and procedures as well as supports and upholds credit policy and all Federal and State Lending Regulations. Responsibilities are performed in a professional, mature matter, at all times maintaining customer confidence.

Responsibilities:

Continually developing a working knowledge of FNMA, FHLMC, FHA, USDA, VA and State sponsored down payment and other assistance programs through intensive training with the Senior Processor or training with the Processing Manager.

Basic PC knowledge and skills, basic math ability, basic accounting and bookkeeping skills.

Must be detail oriented and possess solid organizational and time management skills. Must be able to work independently and handle multiple priorities under pressure of deadline and time restraints. Promotes teamwork within the department and other departments.

Under the supervision of a senior level Loan Processor or Processing Manager, will review file when received and order all appropriate documents including credit report updates, title work, appraisal, final inspections, hazard insurance, flood certification and flood insurance if required. Ensures that all hazard insurance and flood insurance meets investor requirements prior to the loan closing.

Will work with a senior level Loan Processor or Processing Manager to develop competencies that allow them to begin to review and analyze all aspects of the mortgage credit package including but not limited to: accuracy of file input, timely delivery of required application disclosures, title policy, assets and asset documentation, income figures and income documentation including personal and corporate tax returns, credit report/credit documentation and appraisal review.

Will document mortgage loan files within the Encompass processing system as required.

Through training and education, will recognize and apply legal, regulatory procedures are compliant practices meet all Federal and State standards.

Through training and hands-on application under the supervision of a senior level Loan Processor or Processing Manager will develop the ability to run appropriate AUS on each file, verify and validate AUS findings and document file accordingly.

Able to interface effectively and professionally with applicants/borrowers, realtors, builders, appraisers, title companies and others in department to insure efficient and timely workflow and perform related duties as required.

Provide quality customer service by answering questions for external and internal customers in a timely and professional manner.

After an appropriate period, should be able to prepare a complete and concise loan file with timely submission to underwriting and closing.

Continually enhance and maintain a personal knowledge of products and services as well as the laws, regulation and internal policies and procedures appropriate to the position.

Identifies problems and develops procedures to resolve or correct the situation; monitors and measures the results. Provides excellent customer service and solves customer related problems quickly
