Mortgage Loan Processor

Classification: Non-exempt

Salary Grade: Pay Grade 2 - Other Administrative (Non-Supervisory) based on experience

Reports to: AVP of Mortgage Operations

Job Description Date: November 2019

Summary/Objective:

Incumbent will be responsible for servicing aspects of the mortgage function including but not limited to processing new loans, corresponding with loan officers, settlement agents and customers and servicing.

Essential Functions:

  • Add mortgage loans to shared mortgage pipeline upon receiving

  • Order appraisals, flood certifications, UDM, IRS Transcripts and title work

  • Follow up on collecting necessary insurance and any outstanding commitment conditions

  • Send credit score disclosures to borrowers for all online applications and preapprovals

  • Prepare addendums and any re-disclosures in the required time period

  • Review appraisal to ensure compliance with regulations and deliver to borrowers

  • Scan and review loan files to Accusystems

  • Review booked loans from Premier

  • Correspondence by phone and email with loan officers, settlement agents, appraisers, & insurance agents

  • Verification of various department balancing as well as verifying accuracy of monthly bills from vendors

  • Second review of Adverse Actions

  • Process and service all loans according to secondary market standards

Other Duties:

  • Review and process closing packages from settlement agents to verify accuracy and compliance

  • Final review of loan files for completion and policy exceptions

  • Follow up on outstanding exceptions on closed loans

  • Barcode

  • Other duties as assigned by management to assist in the efficient functioning of the loan operations department

Work Environment:

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

Physical Demands:

While performing the duties of this job, the employee is frequently required to sit and use hands to finger, handle, or feel. The employee is occasionally required to stand; walk; reach with hands and arms; stoop, kneel, crouch, or crawl and talk or hear. The employee must occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision and ability to adjust focus.

Position Type/Expected Hours of Work:

Community Bank has adopted a 40 hour work week. Some flexibility in hours is necessary based on the location assignments, but the employee must be available during the "core" work hours of 8:00 a.m. to 4:30 p.m. Monday through Friday and must work at least 37.5 hours each week to maintain full-time status.

Travel:

Travel for this position is limited to travel for meetings.

Required Education and Experience:

High school graduate or equivalent.

Preferred Education and Experience:

Generally, less than two years of banking or related experience.

VIEW JOBS 2/12/2020 12:00:00 AM 2020-05-12T00:00 Commercial Loan Specialist I Classification: Non-Exempt Salary Grade: Pay Grade 2 - Other Administrative - salary based on experience Reports to: Commercial Operations Supervisor Job Description Date: April, 2019 JOB DESCRIPTION Summary/Objective: Incumbent is responsible for performing routine operational duties related to commercial lines of credit, commercial construction loans, commercial mortgage loans, participation loans and syndication loans in compliance with the Bank's policies, procedures and related laws and regulations. Conducts participation loan and syndication loan funding and processes payments or advances as directed; reviews and distributes daily and monthly reports. Organizes, reviews loan files for completeness, accuracy, and reporting of exception issues. Prepares, executes, and tracts loan information ensuring that all commercial loan data is received, scanned, stored, and managed in compliance with credit policy. This is a clerical position with the incumbent responsible for maintaining commercial loan files. This position also requires a very dedicated, detail oriented, self-starter. He/she will have extensive contact with the commercial operations supervisor, lenders, loan support team, loan administration and credit analyst; and promotes business for the Bank by maintaining good customer relations and referring customers to appropriate staff for new services. PERFORMANCE OBJECTIVES: * Compliance with bank policies and procedures related to assigned duties. * Treat every customer with the highest level of professionalism and provide exceptional customer service. * Completion of all required internal training programs. Completing the fee/costs worksheet at time of loan booking and data enter fees/cost and process tickets if required. Verifying new loan disbursements are properly disbursed. * Review all commercial loans and verify that all pertinent documentation is in place after closing. * Review all designated existing commercial loans and commercial mortgages and work with Lenders and Credit Department to finalize file completion, utilizing the appropriate checklists for file review and follow-up and loan documentation. * Review title insurance documents and attorney's opinion documents for accuracy * Review recorded mortgage documents for accuracy. * Possess knowledge of commercial appraisal regulations and guidelines. * Review monthly note tickler reports - track and notify lenders of loans with ticklers that need to be addressed. * Responsible for carrying out the commercial portfolio's insurance requirements with complete, timely, and accurate information to reduce losses, lender liability and borrower ill will. Utilizing Miniter Group, the force placed insurance program, to protect the bank's interest on this collateral when the borrower fails to maintain proper insurance. Providing informative reports and giving management up to date insurance status. Escrow processing, payments, and review - commercial only. * Review the flood hazard determinations ensuring that they are complete, accurate, and timely. Ensuring all provisions of the National Flood Insurance Program are carried out. * Carry out Uniform Commercial Code (UCC) filings, searches, renewals, and related collateral maintenance items. Use of the Pennsylvania Department of States UCC on-line web site when applicable. Ensuring to perfect the lien with the appropriate legal authority, i.e county and/or state, using the UCC1 financing agreement; and keeping current with the UCC laws and regulations. * Review and process paperless titles utilizing VINteKTIME™, the fully integrated Electronic Lien and Title management software. Verifying the title and lien information is correct (paper and paperless). * Processing of participation loans, construction loans, development loans, speculative home loans, and syndication loans boarding, remittance and reporting * Processing of Small Business Administration Loans, boarding, remittance and reporting. * Stay current on compliance related activity, i.e. Flood, HMDA, CIP, CRA, SBA with research and by attending seminars and reading available information. * Assist in the preparation for examiners, auditors, or internal audit. * Responsible for the preparation of Promissory Note and/or Mortgage Modification Agreements and the subsequent loan maintenance to Premier. * Responsible for maintaining Commercial Letter of Credit files. Other Duties: * Cross training with other members of the department to assist with their duties during absences.
