Job Overview
Responsible for all aspects of the Mortgage Loan process, including accurate, efficient and timely mortgage processing from receipt of the loan application to preparing the file for closing and disbursement of loan funds, in compliance with state and federal regulation and company policies and established Standard Operating Procedures (SOPs). Work within a team to ensure loans progress through the pipeline efficiently and effectively.
Principal Accountabilities
Represent the Bank to both internal and external customers in a courteous, professional manner in face-to-face, written and telephone communications. Accountable for adherence to compliance standards including Bank Secrecy Act (BSA), quality of documentation, timeliness and volume of loans closed. Actively protect confidentiality of customer and account information. Demonstrate Horizon Bank's commitment to the communities in which we serve through involvement in local organizations and events.
Duties
Adhere to and perform duties based on company and division policies
Maintain loan applications from assigned Mortgage Loan Originator (s)
Maintain closing calendar, tracking all upcoming loan closings on the books and assign/accept loan files to close accordingly
Maintain loan pipeline, tracking loans in process to ensure timely completion
Examine and verify authenticity of documents
Conduct due diligence of reviewing core mortgage documents in file to ensure they are accurate and compliant
Prepare all mortgage documents including but not limited to final closing disclosure, note, mortgage, final standard mortgage application with accuracy and timeliness; ensure it meets agency and investor overlay requirements
Collaborate with the title company to negotiate and update final closing disclosure to ensure it meets agency and investor overlay requirements
Work with the title company to ensure all closing and funding conditions are satisfied
Schedule loan proceeds wire with main office and Finance department
Clear any post-closing stipulations requested by QC, audit and investors with accuracy and timeliness
Monitor appraisal delivery queue and deliver copies of appraisals to applicants per the regulation
Register all closed loans with Mortgage Electronic Registration Systems
Effectively communicate with all retail mortgage lending staff, including mortgage loan originators of any updates to loans currently in closing
Communicate with Loan Officer and title companies to schedule closing appointments
Attend meetings as requested by management to be kept abreast of updates and changes including but not limited to the department, company and regulatory concerns
Verify final verbal Verification of Employment and loan quality credit checks
Promptly respond adequately to all audit requests and questions
Maintain file coverage for team members out of office, split into groups for coverage.
Report suspicious transactions or unusual occurrences to supervisor.
Conduct and document periodic risk reviews and run reports as needed
Perform all work in compliance with established regulations, policies, Standard Operating Procedures (SOPs), and instructions.
Maintain customer confidence and protect bank operations by keeping information private and confidential.
Participate in ongoing skill, compliance, risk management and security training as required for the position and apply knowledge in daily tasks

Qualifications & Skills
High school diploma or equivalent with a minimum of 2 years' mortgage loan and customer service experience. College degree in business, finance or related field of study preferred.
Basic knowledge of agency guidelines and industry standards as they relate to retail mortgage lending
Exceptional organization, time management and follow-up skills. Excellent interpersonal skills and ability to communicate effectively with customers, bank employees and outside service providers.
Ability to follow detailed instructions and a wide range of procedures requiring sound judgement.
Ability to perform complex mathematical computations using various business machines and/or computers.
Must have proficient typing and computer skills.
